Creates opportunities that fit company’s land development strategies and understanding of current market trends in land development and homebuilding. To administrate various contractor/consulting/municipal contracts which provide for, and relate to, the acquisition, approval and development of residential properties. Must have the ability to develop schedules, budgets and deliver within requirements. Knowledge of land use approvals from local to state level. Knowledge of land use approvals from local to state level.Your Responsibilities on the TeamLead, coach, mentor and supervise individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational valueOversee projects from permit approvals through construction and final certification and community turnoverResponsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reportsThis position must ensure timely and accurate design and installation of all land development improvements including but not limited to grading operations, water and sewer services, dry utilities, paving and sidewalks, hardscapes and landscape and landscape improvements to include but be limited to entrance and amenity features.Development/Entitlement BudgetingEvaluate and monitor performance of Land Development ManagersSupervise field personnel within Land Development DepartmentEnsures that contractual and other commitments are kept with contractors/consultants and trade partners and that they comply with all approved policies, procedures, ethical standards, applicable laws and regulationsEstablish relationships with developers, contractors, consultants and approving governing authoritiesResponsible for site improvement bidding and bid selection leading to site improvement contract negotiationsResponsible for value engineering during the design process to reduce improvement costs without sacrificing qualityExercise initiative and achieve objectives with minimal supervisionWork with construction to ensure lots are delivered correctly to specifications.Responsible for Bond maintenance.Oversee and coordinate planning, permit and construction process and effectively forecast long-term schedules and budgetsOversee projects from permit approvals through construction, final bond release and community turnover. Responsible for use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.Cash flow generation and maintenanceEnsure clear line of communication on projections of deliveriesEnsure efficient and seamless operations between LDM & Builder areas of responsibilitySupport division and department goals and objectivesInteract with Sr. ManagementWork with HOA Manager as needed on budget analysis, improvements to common open space and overall neighborhood conditions and turnover. May be periodically required to attend HOA meetings.Your ToolboxBachelor degree in business administration, engineering, accounting, finance or similar program or combination of equivalent education and experienceMinimum 7 years of experience in Land developmentIntermediate to advanced skills in computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management softwareAbility to communicate effectively and concisely, both verbally and in writing.Must exercise initiative and achieve objectives with minimal supervision.Must be detail-oriented and a problem-solver able to deal with complex situations.Ability to handle and resolve conflictAbility to build and motivate highly effective teamsAbility to effectively solve problems while maintaining positive team relationsValid Driver’s License and good driving record.Valid auto insurance coverage required.Physical & Office/Site Presence Requirements:Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment.
