Dual-Site Maintenance Supervisor - Rumrill and EI Portal Gardens

Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. About the Community Property Type: Stabilized, Garden Style Unit Count: 61 Schedule: 8:00 AM – 5:00 PM, Monday – Friday (on call required) Responsibilities Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure they reflect and represent the high quality of the community and Greystar standards. Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintain adequate inventory of spare parts and maintenance materials and work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assist Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance. Demonstrate customer‑service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency. Qualifications High school diploma, GED, or related experience and training. 5+ years of related experience in property management maintenance, building maintenance or a related trade. Proficiency in computer applications and systems; property management system experience preferred. Ability to provide own hand tools unless prohibited by state law and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other contacts and respond courteously to questions and requests. Ability to read, write, and communicate effectively to represent company management in a support capacity. Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents. EPA certifications TypeI andII or Universal if required for HVAC system testing and refrigerant handling. All certifications required by State or Local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. Physical Demands and Travel Stand, walk, and/or sit for extended periods of time; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Lift independently up to 25lb and up to 50lb with assistance. Local, routine travel may be required for business meetings, training programs, or other tasks. Flexible work schedule required, including call duty during evenings, weekends, and holidays. Compensation Hourly rate: $27.00–$29.00 (SanPablo). Additional compensation may include participation in quarterly or annual bonus programs for corporate positions, or weekly, monthly, or quarterly bonus programs for onsite property positions, based on individual and company performance.
