Concierge – RangeWater Concierge acts as the first point of contact and image ambassador representing the community to neighboring businesses, prospects, and residents to ensure the ultimate level of customer service is maintained. Responsibilities Greet every guest who enters the lobby, assess their needs, and direct them or escort them to their destination without leaving the lobby when possible. Follow-up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, making telephone calls and other face‑to‑face contacts to finalize lease or renewal decisions. Assist residents with service requests by logging them into the system, contacting them on their birthday, and addressing any concierge needs such as taxi or dinner reservations. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individual. Complete accounting, financial, administrative, and other reporting duties; manage technology inventory (iPads, tablets) for leasing support. Act as liaison between the community, residents, or prospects and neighborhood organizations (HOA, COA, Club Services). Execute lease renewal program activities: prepare and deliver renewal letters, meet with renewing residents in advance of move‑out dates, and ensure renewal documents are signed and implemented on time. Maintain lobby, property, and show unit quality through daily inspections, communication of maintenance needs, merchandising, and preparation of leasing office for daily activities. Design and execute off‑site marketing activities, including resident referral and employer outreach programs, use of internet marketing tools, and implementation of specific marketing plans to drive traffic to the property. Use the on‑site management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Manage all rentable areas (conference rooms, micro‑offices, elevators, club room, etc.) and set-up or break down these areas for community or ownership host events. Stay informed about market and competitor conditions to update market survey, develop short‑ and long‑term marketing plans, and follow policies related to concessions and specials to boost occupancy. Perform any other duties as assigned. Qualifications High School Diploma required. Property Management and Customer Service background sufficient to manage the day‑to‑day grounds operation of an apartment community. Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site). Current valid driver’s license. Physical ability to push, pull, lift, carry, or maneuver weights up to 50pounds independently and 150pounds with assistance. Mobility to stand, walk, reach with hands and arms, climb, stoop, squat, and intermittently sit to perform keyboard work. Availability to work weekends, evenings, and holidays as scheduled.
