Maintenance Supervisor

Lead Maintenance Operations for a Community You'll Be Proud Of! We are seeking a hands-on, motivated, and customer-focused Maintenance Supervisor to lead maintenance operations at our apartment community. This is an excellent opportunity for an experienced maintenance professional who enjoys solving problems, leading a team, building strong vendor relationships, and taking ownership of the overall condition and performance of a property. The ideal candidate is technically skilled, highly organized, comfortable using technology platforms such as Yardi, Dayforce, and Microsoft Office , and enjoys working with residents, contractors, and vendors to ensure the community operates at its highest level. What You’ll Do As the Maintenance Supervisor, you will be responsible for maintaining the physical integrity of the community while creating a safe, attractive, and well‑maintained living environment for residents and team members. Key responsibilities include: Lead and supervise a team of two Maintenance Technicians Oversee the completion of all service requests, work orders, preventative maintenance, and capital projects Perform and oversee apartment turns, inspections, and make‑ready processes to ensure units are rent‑ready on schedule Develop and execute preventative maintenance programs that reduce costly emergency repairs and extend the life of building systems Coordinate and manage relationships with vendors, contractors, and suppliers Monitor maintenance inventory, order supplies, and source replacement parts as needed Manage departmental budgets and identify cost‑saving opportunities without sacrificing quality or resident satisfaction Ensure compliance with OSHA standards, company policies, and all applicable safety regulations Participate in hiring, training, coaching, and performance management of maintenance team members Maintain accurate maintenance records utilizing Yardi and other company systems Participate in on‑call rotations and respond to after‑hours emergencies as needed What We’re Looking For Required Qualifications 5+ years of property maintenance or related maintenance experience Strong working knowledge of: HVAC systems (heat pump experience is a plus) Plumbing Electrical systems Carpentry Appliance repair Pools and pool equipment Landscaping and grounds maintenance HVAC Certification required Valid driver's license and reliable transportation Ability to provide your own hand tools Proficiency with Microsoft Office Suite (Word, Excel, Outlook) Strong communication, customer service, and leadership skills Ability to work independently while effectively managing priorities and deadlines Why Join Us?
