Leasing Agent Position At Hickory Trace Apartments

We are seeking an experienced and energetic leasing agent to join our team at Hickory Trace Apartments. Hickory Trace is a community of one hundred and twenty-six apartments with a mix of one, two bedroom homes.

The leasing agent is responsible for outreach marketing, and is instrumental in developing marketing plans and strategies in order to maximize occupancy.

Functions of the job include:

• Greeting and welcoming all visitors, residents and prospective residents.
• Answering telephone inquiries. Encouraging prospects to schedule appointments by utilizing creative closing techniques and overcoming objections.
• Being knowledgeable regarding the apartment community, its amenities, the surrounding community, and its competition.
• Frequently shopping competition (at least monthly) to improve sales technique and gain awareness of market comparables.
• Weekly outreach marketing to local businesses, preferred employers, etc. to establish and maintain positive relationships for referrals.
• Compiling and maintaining a database of market comparables.
• Utilizing social media advertising.
• Meeting prospective residents and recording information on guest cards to ascertain needs and qualifications.
• Responsible for daily data entry of all leads (phone calls, e-mails and visits) and marketing sources.
• Responsible for conducting daily follow up with prospects.
• Responsible for daily inspection of display unit and or "show" apartments, amenities and the "leasing lane". Promptly freshens as needed and reports any needed concerns or repairs needed.
• Exhibiting a positive customer service attitude and representing the community and company well.
• Emphasizing features, benefits, and positive life style rewards of the community.
• Responsible for touring prospective residents, and balancing prospect's needs with overcoming objections.
• Carefully conducting application verification process to ensure qualified applicants and submitting to manager for approval.
• Inspecting rented unit and checking keys well in advance of move in date.
• Preparing lease agreement. Collecting initial fees and assisting resident throughout move in process.
• Preparing and processing lease renewals and required paperwork for the renewal.
• Data entry of service requests, application information, market surveys, etc.
• Performing any additional duties assigned by Manager or Area/Regional Supervisor.

Scheduling: The schedule is Monday through Friday 8:00 - 5:00 p.m. On occasion, requires weekend and evening hours. During times of emergencies, heavy work-loads or other company needs, there will be times when overtime is required.

Supervisory Responsibilities: This job has no supervisory responsibilities.

Requirements include:

• Must effectively convey ideas, images and goals to a diverse group of personalities verbally and in writing.
• Good customer service skills.
• Competent in the use of telephone, fax, copier, scanner, and computer, including use of email, Microsoft Word, Excel and data entry.
• Must have valid driver's license and automobile insurance.

Education/Experience:

• High school diploma or GED required.
• Prior marketing or sales experience required; customer service experience helpful.
• Yardi experience is helpful, but not required.
