Onsite Property Manager

American Community Management, Inc. • Tysons, VA, US Provide exquisite customer service to all homeowners, residents, guests, and vendors in the community, setting a warm culture and environment. Serve as key liaison to contractors servicing the community. Conduct building inspections. Manage and track warranties, maintenance requests, and service schedules. Serve as a valuable resource and facilitator for the Condominium/HOA board in fulfilling their obligation to manage the community. Creatively and proactively assist the board members in the operation of a Condominium/HOA board. Serve as the initial point of contact for inbound board requests and liaison between the Condominium/HOA board and ACM. Assist the board in the presentation of information to Condominium/HOA membership at meetings. Identify and analyze issues, patterns, and trends in community member requests & issues. Participate in referring vendors with your Portfolio Manager & Team Lead to the Board and in overseeing the performance of contracted vendors. Prepare weekly activity reports and variance reports for the Condominium board. Report progress in solving community and board issues and track action items at all times, representing ACM's reputation for professionalism and reliability. Maintain knowledge of assigned portfolio’s governing documents. Participate in the preparation of Condominium yearly budgets. Review and code invoices, consistent with budget control oversight, and review monthly and annual financial statements. Weekly property inspections as requested by manager and Board. Takes initiative in resolving client issues. Maintains and organizes up-to-date property documents (records and logs, e.g., telephone log, property information sheets, warranties, community websites, online management systems, etc.). Prepares, proofreads, and edits all written correspondence coming across the desk. Oversees on-site staff, including a maintenance team and concierge. Must attend monthly board meetings.
