Director of Pre-development Design, Strategy & Marketing

We’ve been retained by a national, institutional multifamily developer to identify a Director of Pre-development Design, Strategy & Marketing to join its Development & Asset Management team. The position can be based in Charleston, Atlanta, Charlotte, or Raleigh and will require regular travel to development projects nationwide. This role bridges product strategy, design, marketing/branding, and operational readiness to drive leasing velocity, maximize NOI, and deliver a best-in-class resident experience aligned with company standards. The Director will work alongside development, design, construction, asset management, and property operations to help shape new communities from underwriting through opening and stabilization. Key areas of responsibility include: Influencing unit mix, floor plans, amenities, and resident experience based on market demand and target demographics Developing positioning, branding, pre-leasing, and go-to-market strategies Reviewing underwriting assumptions including rents, absorption, pricing, and unit mix Monitoring lease-up performance and recommending adjustments to pricing, concessions, marketing, and leasing strategy Partnering with property management teams on operational readiness, leasing standards, training, and resident experience Providing feedback from stabilized communities to continually improve future development and design decisions Education and Experience: 10+ years of experience in multifamily real estate marketing, development, or lease-up strategy Strong understanding of property management, financial analysis, leasing, and digital marketing (including SEO/SEM and social media) Proven track record of successful lease-up execution Experience with branding, design coordination, and positioning strategies Excellent communication, organizational, and leadership skills #J-18808-Ljbffr Morrow & Associates
