Assistant Community Manager

Job Overview Assistant Community Manager / Leasing Manager (California only requirement). Property type: Midrise, Stage: Stabilized. Schedule: Monday‑Friday with rotating weekends. Responsibilities Perform daily financial operations: collecting and posting rent, fees and other payments; preparing daily bank deposits and reconciling accounts. Maintain financial reports, process invoices and payables, and ensure accurate entries in the property management software (Yardi, OneSite). Review resident files for unpaid/late fees, communicate with residents, and enforce lease terms to maximize revenue. Reconcile vendor invoices, obtain approvals, code charges to the Chart of Accounts, and coordinate communication between vendors, accounting, and the client/owner. Follow eviction procedures: provide proper notice, execute eviction, and represent the community in court hearings if required. Process resident move‑outs: review lease terms, apply deposits and cancellation fees, and complete dispositions per established procedures. Promote resident satisfaction and retention by responding to complaints and requests promptly and addressing service issues. Act as on‑site supervisor in the absence of the Community Manager, organizing daily work, coordinating maintenance and make‑ready tasks, and enforcing company policies. Assist in managing the client/owner relationship: meet owners, conduct tours, provide performance updates, and respond to owner requests. Support leasing and marketing: greet prospective residents, collect information via Guest Card, show apartments and models, process leases, and facilitate applications and credit verification. For California only: review all completed move‑in files before submission for review and approval. Qualifications Bachelor’s degree in Business Management, Communications, or related field. 1‑3 years of relevant experience in residence life and/or property management, demonstrating community management, sales, marketing, and customer service capabilities. Understanding of lease terms, enforcement, and collections. Excellent written and verbal communication skills. Detail‑oriented, self‑motivated, able to work independently and collaboratively. Valid driver’s license for golf cart operation on property. Specialized Skills All required state and local licenses and certifications. Proficiency with Internet, word processing, spreadsheets, and database management. Strong proficiency in property management software (Yardi, OneSite, Entrata, etc.). Travel / Physical Demands Office and outdoor work; exposure to variable weather and environments. Physical access to all property areas and amenities. Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance. Local travel may be required for bank deposits, training, or related duties; occasional travel for meetings or training may occur. Compensation and Benefits Hourly range: $22.00 – $24.00. Base salary may be supplemented by quarterly or annual bonuses for corporate positions and weekly, monthly, or quarterly bonuses for onsite positions.
