Our client, a well-established and reputable residential property management organization, is seeking an experienced Property Manager to oversee operations across communities in the Woodbury and Cottage Grove, Minnesota areas. This role is responsible for delivering exceptional resident experiences while ensuring effective property performance and long-term asset value.
The Property Manager will lead on-site teams, drive financial and operational success, and ensure compliance with all local, state, and federal housing regulations. Job Description
The Property Manager is responsible for the full scope of daily property operations and team leadership across assigned communities. This role ensures smooth operations, strong financial performance, and high levels of resident satisfaction.
Key responsibilities include:
- Lead, supervise, and develop on-site staff, including leasing, maintenance, and grounds teams
- Provide prompt and professional resolution to resident concerns, ensuring a positive living experience
- Drive leasing and marketing efforts, including outreach to local businesses and corporate partners
- Oversee financial performance, including budget management, forecasting, and owner reporting
- Monitor property expenses and communicate proactively with leadership regarding budget variances or unexpected costs
- Ensure compliance with all applicable housing regulations, including fair housing, employment laws, and affordable housing programs (if applicable)
- Maintain and enforce community policies and procedures, including lease compliance, renewals, and eviction processes
- Respond to and manage emergency situations as needed, including after-hours support
- Coordinate and support resident engagement initiatives and community events
- Collaborate regularly with internal leadership and ownership groups to communicate property performance and operational updates
- Identify opportunities for process improvements and operational efficiencies
- Complete special projects and other duties as assigned
Required Qualifications
- High school diploma or equivalent
- Experience managing residential communities with 100+ units within a professional property management environment
- 5+ years of supervisory experience, including leading and motivating teams to achieve goals
- Strong leadership, communication, and relationship-building skills
- Excellent problem-solving abilities and sound decision-making judgment
- Proven ability to manage budgets and financial performance
- Strong organizational skills with the ability to manage multiple priorities
- Professional demeanor with a polished and customer-focused approach
- Proficiency with property management technology and systems
- Experience with tax credit and/or Section 8 housing programs
- Experience using Yardi or similar property management software
- Familiarity with affordable housing compliance and reporting requirements
