Affordable Housing Assistant Community Manager

Company Overview Asset Living is a third-party management firm with decades of experience delivering exceptional value to partners. We manage a portfolio across multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing divisions. Assistant Community Manager The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. In the absence of the Community Manager, they manage all phases of operations—including personnel, leasing, maintenance, financial administration, and risk management—ensuring compliance with company policies, safety and fair housing guidelines, and liability concerns. Desired Experience Minimum 1 year experience with affordable housing programs (e.g., LIHTC, HUD Project‑Based Section8, Section236, PRAC, 811PRA, USDA‑Rural Development, HCD, HOME Funds and Bonds). Affordable housing accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or related designations preferred but not required. Essential Duties & Responsibilities Financial Management: Post all payments and income from applicants, residents, and non‑current residents accurately, timely, and efficiently. Process and reconcile daily account receivables. Monitor and follow up on bad debt, including preparation of late notices and eviction filing. Assist the property in meeting budgeted revenues, expenses, and net operating income. Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable. Handle all end‑of‑month closing procedures and reporting. Maintain accurate records; audit resident files for accuracy. Walk units and post all move‑out charges, statements, and security deposit refunds. Personnel Management: Regular/daily onsite attendance required. Screen, hire, train, coach, and develop onsite staff in line with company directives. Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness and compliance with training benchmarks. Promote harmony and quality job performance through supportive leadership. Ensure staff adherence to company policies and procedures. Oversee leasing techniques for effective closure, follow‑up, documentation, and reporting. Implement marketing strategies from the annual marketing plan. Address resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs (e.g., resident functions, promotions, newsletters). Effectively show, lease, and move in prospective residents. Administrative Management: Provide excellent customer service and monitor maintenance response times. Maintain property appearance; ensure repairs are noted and completed promptly. Assist in supervising all business functions related to operations. Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining vendor bids). Education & Experience High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular stationary position; standing or sitting for prolonged periods; repetitive wrist and hand motions; assess accuracy and thoroughness of work. Frequent movement between work sites. Occasional ladder, stair, or scaffold use; variance in working environments; ability to lift and place objects up to 25 lbs; operation of machinery, power tools, motor vehicles, and golf carts. Work in varying temperatures, outdoor conditions, and enclosed spaces; exposure to hazardous chemicals; availability for overtime, weekends, night hours (emergencies). Compensation & Benefits Salary Range: $16–$18 per hour. Compensation decisions consider skill set, background, training, certifications, and relevant experience.
