Vice President of Asset Management

Summary of Position The VP of Asset Management is responsible for overseeing and maximizing the performance of a large portfolio of shopping centers, with an emphasis on financial performance, operational oversight, leasing initiatives, capital planning, and financial reporting. The position will be closely partnered with Investments, Construction, Property Management, Leasing, Accounting, and Executive leadership to execute business plans and drive investment returns. The ideal candidate combines strong real estate financial, operational, and strategic decision-making capabilities. Responsibilities Portfolio & Asset Strategy with JV Partners Act as liaison between Pine Tree and joint venture partners Execute asset management strategies to maximize NOI, cash flow, and value creation. Oversee business plans for individual assets and portfolio-wide initiatives. Identify value-add, margin expansion, repositioning, and redevelopment opportunities. Analyze property financial performance, budgets, forecasts, capital expenditures, and construction draws. Work with the Investments team on modeling, valuations, sensitivities, and refinancing scenarios. Prepare client reports, presentations, and analyses for investor meetings and quarterly reviews. Participate in JV partner calls, ensuring accurate communication of asset-level details and execution status. Leasing / Property Management / Facilities Management Participate in the selection and engagement of leasing and listing brokers. Negotiate lease and transaction terms with tenants and brokers. Monitor tenant improvements/coordination with property manager. Evaluate market trends, rent comparables, and competitive positioning. Capital Projects & Operations Coordinate with property managers and construction to oversee capital improvement projects. Review and approve annual operating and capital budgets. Participate in financing and refinancing efforts with lenders and capital partners. Assist with dispositions/project closeout, recapitalizations, and joint venture negotiations. Desired Skillsets & Qualifications 10+ years of experience in commercial real estate. Knowledge of asset management, leasing, property operations, and transactions. Experience in retail real estate is preferred. Willingness to travel 5-10 times per year Knowledge of Argus, Excel, and Yardi is preferred. Salary Range: $175,000-$275,000 including a market-based, discretionary year-end bonus.
