Role Summary As Project Manager, you will assume operational and financial ownership of a portfolio of complex luxury residential construction projects from inception to close-out. You will strategically manage the entire project lifecycle—encompassing scope, schedule, budget, and quality control—utilizing our web-based project management system (Buildertrend). Success in this position requires the ability to serve as the critical nexus point, meticulously balancing client expectations, subcontractor performance, and rigorous financial stewardship to uphold our fixed-price commitment. This is a highly collaborative role. You will be supported by a dedicated Project Coordinator (responsible for driving all client selections) and one or more Site Managers (who oversee daily, on-site field operations). While Site Managers manage the field, you retain ultimate strategic project ownership. We anticipate you will spend the majority of your time in the office for deep planning and executive oversight, with the balance dedicated to site reviews, high-level problem-solving, and client consultations. Key Responsibilities and Duties Your duties will include, but are not limited to, the following: Project Leadership: Maintain ultimate ownership of all field operations from the project kick-off to final completion, effectively directing the Site Manager as the key field representative. Client Relationship Management: Act as the primary point of contract for our clients throughout their build process, maintaining a professional, courteous, and hospitality-focused relationship at all times. Budget Management: Proactively manage project financial performance by developing detailed budgets, soliciting and analyzing estimates, issuing Purchase Orders (POs), and actively seeking cost-saving opportunities in order to mitigate financial risks. Schedule & Procurement: Develop, manage, and accelerate project timelines to ensure all key benchmarks are met. This includes performing accurate material takeoffs and managing the timely procurement and delivery of all materials. Software Mastery: Serve as the expert user of our project management software, Buildertrend, for all core functions, including bidding, client communication, scheduling, and project closeout. Trade Partner Management: Manage and schedule all trade partners and material suppliers, clearly defining scopes of work and aligning their execution with the project schedule. Safety & Compliance: Ensure strict adherence to all OSHA safety requirements and work with the Site Manager to cultivate a continuous, safety-first culture on all project sites. Reporting: Ensure daily, meticulous schedule updates and accurate, transparent reporting of project status across all assigned deliverables. Required Skills & Traits Exceptional organizational skills and a demonstrated obsession with detail orientation and accuracy. Advanced proficiency in reading and interpreting architectural and construction documents. Expert-level verbal and written communication skills for interacting with discerning clients, trades, and internal teams. Strong analytical skills and proficiency with the Microsoft Office Suite. Familiarity with residential building codes. At least 5 years of experience in residential construction, including experience in project management. Preferred Qualifications Bachelor's Degree in Construction Management, Engineering, or a related Business discipline. Proven expert user of construction management software (Buildertrend experience highly valued). Deep and current understanding of the Michigan Residential Building Code. Extensive experience with high-volume supply chain management and purchasing.
