JOB DESCRIPTION Position Title: Courtesy Officer Department: Security Reports To: Property Manager Employment Status: Full-Time Position Summary The Courtesy Officer helps foster a safe, secure, and welcoming living environment for residents by providing a visible after-hours presence, promoting community standards, responding to resident concerns, and supporting property management in maintaining a positive residential experience. The Courtesy Officer serves as an ambassador of Arbor Property Management by building positive relationships with residents while assisting in protecting company assets and supporting consistent enforcement of community policies. Success is measured equally by professionalism, sound judgment, exceptional customer service, and the ability to build positive resident relationships. Community Safety & Property Patrol Conduct routine property patrols. Inspect amenities, lighting, gates, parking areas, and common spaces. Observe and report safety hazards, vandalism, suspicious activity, and maintenance concerns. Maintain a visible presence that promotes community safety. Resident Relations & Community Support Respond professionally to resident concerns. Serve as the after-hours liaison between residents and management. Support community events and maintain a welcoming atmosphere. Policy Enforcement & Emergency Response Assist with enforcement of parking, noise, pet, pool, and guest policies. Respond appropriately to emergencies and contact emergency responders when necessary. Document all incidents and actions taken. Documentation & Communication Maintain daily activity logs and incident reports. Communicate security and operational concerns to management. Performance Expectations Professional resident interactions. Prompt response times. Accurate documentation. Visible community presence. Qualifications High school diploma or equivalent. Two years of related experience preferred. Strong communication and conflict de-escalation skills. Valid driver's license. Security license preferred if required by ownership. Technology & Equipment Smartphone Microsoft Office AppFolio Security systems where applicable Physical Requirements Walk property extensively. Work evenings, weekends, holidays. Lift up to 25 pounds.
