Lead Maintenance Technician

We're looking for a skilled and dependable Lead Maintenance Technician to help keep our property safe, functional, and well-maintained. This is a hands-on role for someone who enjoys solving problems, working independently, and taking pride in high-quality work. If you have experience across general maintenance trades and want to join a team that values reliability, craftsmanship, and safety, we'd love to hear from you.Salary Range: $25.00 to $29.00 hourly plus bonus opportunity.Essential Duties and Responsibilities:Assists with Assigning and overseeing the work of maintenance team.Assists with the planning and preparation of training and orientation for new maintenance team members.Ensures proper chemical balance in pools and assists in logging daily state required testing maintaining proper documentation.Assists with maintaining inventory of the maintenance shop.Collaborates with Property Manager to schedule vendors.Performs general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs to the facility’s equipment and structures.Works with Property Manager to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks.Assesses work orders and turns to plan work assignments.Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members’ skills and experience.Ensures maintenance and repair work is completed safely, effectively, and in a timely manner.Assists team members with advanced problems with given assignments.Inspects work performed by team members.Tracks and logs materials, and other resources used for inventory purposes.Performs snow removal including outside of regular business hours as needed.Works with Property Manager to coordinate safety meetings.Maintain a professional and courteous attitude by providing exceptional customer service.Shares availability for emergency on-call.Performs snow removal including outside of regular business hours as needed.Performs other related duties as assigned.Qualifications:High school diploma or equivalentPrevious experience in maintenance, repair, construction, or a related skilled tradeWorking knowledge of plumbing, electrical, HVAC, and mechanical systemsAbility to read and interpret work orders, technical manuals,Strong problem-solving skills and attention to detailAbility to work independently, manage priorities, and adapt to changing needsValid driver's license with a clean driving recordBasic personal hand tools required; specialty tools and equipment may be provided by the companyAbility to work rotationally after hours on-callExperience with carpentry, drywall, painting, flooring, or light renovation workPhysical Requirements:Ability to perform physically active work, including walking, standing, bending, kneeling, climbing, reaching, and using hand and power toolsAbility to lift and move materials and equipment, including frequent lifting up to 50 pounds and occasional heavier lifting as requiredComfort working indoors and outdoors in varying weather conditionsAbility to safely inspect, access, and work on building systems, equipment, and elevated areas as neededVisual ability to inspect equipment, identify issues, and complete repairs safely and accuratelyBenefits:Generous PTO and holidaysBlue Cross/Blue Shield Health CareMetLife Dental, Vision, and Life401(k) with employer matchGrowth and certification opportunitiesThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
