Assistant Supervisor Maintenance Job Description Reports to: Maintenance Supervisor, Executive Director | FLSA Status: Full-Time, Non-Exempt Position Overview The primary responsibility of the Asst. Maintenance Supervisor position is to assist the Supervisor and oversee all building maintenance operations on the property. In this role, the individual should maintain a positive rapport with co‑workers, residents and provide a high level of detailed follow‑up with the Maintenance Supervisor and Executive Director. The Asst. Maintenance Supervisor position should display a proactive, positive attitude and perform all job functions as described below. Essential Job Functions and Responsibilities Perform duties related to maintenance punch, technician and pool technician positions and maintain requisite certifications and/or licenses. Follow up on any recurring or ongoing maintenance problems and address any preventive maintenance needs. Assist in the ordering of maintenance supplies. Participate in the oversight of the performance of Maintenance and Housekeeping staff and assist as needed. Maintain and stock the shop and equipment. Maintain direct communication with Maintenance Staff and the Management office throughout the day. Promptly report any injuries, discipline problems and maintenance concerns to the Maintenance Supervisor and/or Executive Director. Assist the On‑Call Maintenance Employee in the case of a serious emergency and/or perform work orders as necessary. Prepare written reports and other documents as directed by the Maintenance Supervisor and/or Executive Director. Participate in monthly safety meetings with Maintenance Division staff. Perform the duties of the Maintenance Supervisor in his/her absence. Must provide own dependable transportation for use on the job and own tools. Work regular shifts and additional hours, when necessary, as directed by the Maintenance Supervisor or Executive Director. Follow safe workplace rules and practices in order to prevent on-the-job injuries. Use discretion and maintain confidentiality of co‑workers, management, owners, past and current residents, and vendors. Adhere to established regulations related to the Fair Housing Act. Maintain consistent and timely attendance, setting an example for co‑workers in punctuality. Perform other job‑related duties as assigned. Knowledge, Skill and Abilities Work a flexible schedule, including weekends; Monday through Sunday, 9am – 6pm. Resolve resident concerns while maintaining a friendly and professional demeanor. Write and communicate professionally. Apply sound decision‑making. Demonstrate teamwork by assisting co‑workers. Communicate professionally and adapt interpersonal skills to a variety of audiences. Have a valid Driver’s License. Have reliable transportation. Frequently use common office equipment, telephone, computer, keyboard, mouse, two‑way radio, and variety of different keys. Position Specifics & Benefits Full‑time position; Monday through Friday 8:00 a.m. – 5:00 p.m. 96 hours PTO accrued each year for first two years of service. 136 hours of PTO each year after two years and above. 176 hours of PTO accrued each year after 7 years of service. 401(k) with 3% Employer Contribution.
