Must have certifications/permits required by local, city, or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.). Certified Apartment Service Technician (CAMT) a plus. Responsibilities We are seeking a qualified Maintenance Supervisor to lead our maintenance team. The role includes supervising maintenance operations at the community, delegating and scheduling maintenance staff, training and mentoring staff, and maintaining adequate inventory of supplies. Oversee community operations, including market surveys, construction coordination, and walk apartments for punch-out. Lead the maintenance team selection/interview process, recruiting, hiring, and training all service staff in partnership with the Property Manager. Prepare and execute annual maintenance budget and capital projects, and monitor monthly maintenance budget. Manage the make ready process by walking vacant apartments after move-out to determine needs, coordinating with vendors, and ensuring all repairs and replacements are completed. Identify safety, hazardous conditions or maintenance needs in the community and correct them or report to the Property Manager. Ensure adherence to Sexual Harassment and Fair Housing Guidelines. Requirements Must be knowledgeable and adhere to Sexual Harassment and Fair Housing Guidelines. Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, pool equipment, gates, phone jacks, irrigation systems, etc. Work with Construction to secure solutions and required repairs for warranty items. Exceptional customer service and interpersonal skills with ability to work exceptionally well with residents, leasing, construction, vendors, suppliers, and other professionals servicing the property.
