Senior MEP Superintendent, Austin, TX Division Overview The purpose of this job is to provide overall direction and control of the installation of all electrical, plumbing, mechanical, sheet metal, insulation, sprinkler systems, and life safety systems within Austin Commercial projects ranging from high‑rise office buildings to hotels. The role also serves as ACI's primary spokesman on these matters in dealings with subcontractors, architects, owners, and city officials. Responsibilities Begin work on a project near the start when drawings are first submitted by the owner/architect for conceptual estimating; evaluate the complexity of the mechanical/electrical design and estimate construction costs and maintenance. Ensure constructability of the design and compatibility with local building codes; determine scope of the project, materials to be utilized, and manpower requirements for each construction phase. Serve as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems in technical terms and explaining anticipated difficulties with the plans. Attend weekly meetings with owners, architects, and subcontractors; outline work for mechanical and electrical subcontractors, phasing, scheduling, and quality issues; hold separate meetings with contractors as necessary. Ensure all mechanical/electrical shop drawings are submitted by subcontractors in a timely manner; examine completeness, using pin bar or CAD systems to identify potential space problems, and coordinate drawings to reduce design errors. For mechanical and plumbing, check shop drawings for P.PE routes, dimensions of toilet rooms, and underground piping during installation; verify solder connections, flanges, and quality of heavy pipe/plumbing equipment placement. Inspect shop drawings for raceways in slabs, switchgear layout, riser diagrams, generator equipment placement; perform detailed inspections to ensure installation quality and adequacy of the system; meet with city inspectors and resolve issues with architects and subcontractors. Plan daily and weekly activities for each craft within the overall construction schedule; provide detailed technical instructions to foremen, ensuring clarity of work, methods, manpower allocation, and completion dates. Provide technical guidance and assistance in resolving day‑to‑day construction problems. Assist the Project Manager with estimating change orders. Ensure compliance with all federal, state, and local laws, ordinances, and codes related to construction activities; assume overall responsibility for health and safety of employee‑owners. Inspect all field construction work (including subcontracted work) to maintain high‑quality workmanship; point out deficiencies promptly and follow up for corrective action. For sheet metal, check shop drawings for code compliance (duct liners, hangers, duct connections), validate ceiling space, reroute ducts as needed, coordinate diffusers with lighting fixtures and sprinkler heads, and verify fire dampers. In insulation, inspect piping during installation, ensure correct insulation placement, check vapor barriers for proper seal, and review exposed pipe for heat tracing and freeze protection. For fire sprinkler systems, coordinate with city fire department inspectors early, review shop drawings for adequacy, and inspect work in progress for quality and completeness; coordinate tamper and flow switches with the fire alarm system. For life safety systems, inspect and coordinate installation of smoke evacuation systems, fireman control centers, and building/elevator distress communication systems. Review change orders to ensure building code requirements are met, that changes do not adversely impact other systems, and that cost estimates are reasonable; resolve technical problems with the architect. Review subcontractor pay requests to ensure they are proper and timely; resolve payment issues. Work extensively with subordinate MEP Managers to provide technical guidance and training; accompany them in meetings with city officials, architects, owners, and subcontractors. Act as a liaison between owners, architects, general contractors, and all associated disciplines. Maintain detailed daily job diaries of all field construction activities. Perform tasks associated with project close‑out, including punch lists. Other duties as assigned. Successful completion of OSHA 30‑Hour Construction Industry Outreach Training required (may obtain within first year of employment). Proficiency in reading plans and specifications.
