The role requires in-depth knowledge of building systems, the ability to independently manage complex troubleshooting and specialized repairs, and strict adherence to safety standards and applicable codes. The Maintenance Technician II performs semi-skilled and skilled tasks across carpentry, general construction, electrical, plumbing, painting, and heating and air conditioning systems. They are also expected to explain job scope to others and support team operations.Job requirements include:plumbing repairs and diagnosticselectrical repairs and diagnosticsheating, ventilation, and air conditioning repairs and diagnosticsflooring and tile repairssheetrock repairspaintingwater remediation tasksroofing repairstroubleshooting to identify the source of plumbing leaksfire safety inspectionstroubleshoot equipment and systemsmanage inventory controlservice history tracking and documentation in the work order applicationOther general responsibilities include:perform ongoing maintenance and complete reports for apartments, common areas, and building systemscomplete and close out assigned work orders by making repairs within the specified time frameupdate work orders as soon as there is a change in statuscomplete preventive maintenance as assignedkeep inventory of all supplies and equipment and communicate with manager when materials are neededreport any on-site incidents to the property managermaintain a professional appearance and attitude, with excellent customer service and time management skillsperform other duties as neededWho you are:five to ten or more years of experience in building maintenance or a related technical fieldable to stand for up to 8 hours, occasionally climb ladders, and lift up to 75 pounds unassistedproficiency in semi-skilled and skilled repairs across carpentry, electrical, plumbing, HVAC, and general constructionknowledge of electrical, energy management, mechanical, HVAC, card access control, alarm, and security camera systemsunderstanding of federal, state, and local laws, codes, and regulationsParticipation in on-call rotations is requiredhigh school diploma or general education degree (GED) required; trade or technical school or industry related courses preferredOSHA certification requireda valid driver's license and reliable transportation to work across multiple propertiesapplicants who are offered a position will be required to pass a background check and pre-employment drug testHow to apply:Apply with a copy of your resume.Akelius offers:Hourly rate USD 30 to 35 per hourcompetitive benefits with generous employer premium contributions100% paid short and long term disability, as well as Life401k with matchannual fitness benefitinternal industry specific education and trainingoffices in central locations with a high-quality working environmentsocial events and volunteer opportunities throughout the yearcompany summit every second yearAkelius acquires, upgrades, and manages residential properties.
