POSITION OVERVIEW

The Senior Project Manager will be responsible for overseeing the planning, coordination, and execution of luxury residential home construction projects from inception to completion. This is a leadership role as much as a project role: the Senior Project Manager directly supervises the Superintendent and Project Engineers assigned to their projects and is accountable both for the results those projects deliver and for the growth of the people delivering them. The ideal candidate will possess a strong understanding of high-end residential construction, exceptional leadership skills, and the ability to manage multiple projects simultaneously while maintaining the highest standards of quality and customer satisfaction.

Portfolio & Scope

Senior Project Managers typically carry [3–5] concurrent custom homes representing [$5–$8] million in aggregate contract value, at varying stages from preconstruction through closeout. Each project is staffed with a Superintendent and one or more Project Engineers, all of whom report to the Senior Project Manager. This position reports to the Director of Operations.

Key Responsibilities:

Project Planning & Execution:

  • Lead the planning, budgeting, scheduling, and overall management of luxury residential home construction projects.
  • Develop detailed project plans, timelines, and milestones in coordination with architects, designers, engineers, and clients.
  • Understand the preconstruction and feasibility constraints of a project – both to determine how to pursue as a potential sale and to manage appropriately during the course of construction.
  • Ensure that all projects are completed on time, within budget, and to the highest standards of craftsmanship and quality.

Client Communication:

  • Serve as the primary point of contact for clients, providing regular updates and addressing any questions or concerns throughout the construction process.
  • Maintain strong client relationships and ensure their vision and expectations are met or exceeded.

Budgeting & Cost Control:

  • Prepare and manage project budgets, including labor, materials, and subcontractor expenses.
  • Implement cost control strategies to minimize overruns while maintaining high-quality standards.
  • Monitor expenses and submit regular financial reports to management.

Team Management:

  • Lead and manage on-site teams, including the project Superintendent, Project Engineers, subcontractors, and skilled trades, ensuring alignment with project goals and timelines.
  • Conduct regular site inspections to monitor progress, safety compliance, and adherence to design specifications.
  • Oversee the selection and coordination of subcontractors, ensuring quality control and timely delivery of services.

Team Leadership & Development:

  • Directly supervise the Superintendents and Project Engineers assigned to your projects, including goal setting, performance reviews, development planning, and input on hiring decisions.
  • Set clear ownership between the office and the field so decisions are made once, at the right level, and communicated to the whole project team.
  • Develop systems, processes, and tools that make our team more successful from concept to completion of a project.
  • Establish and hold a consistent team rhythm: preconstruction handoffs, weekly owner-architect-contractor (OAC) meetings, look-ahead schedule reviews, and closeout retrospectives.
  • Build the bench — identify successors for key roles and give team members the exposure and stretch assignments that move them toward the next position.
  • Address performance and conduct concerns directly and early, in partnership with company leadership.

Supporting the Field:

  • Partner with the Superintendent as your field counterpart: you own the contract, the budget, and the client relationship; they own the site, the crews, and the daily build.
  • Jointly develop the master schedule, then hold the Superintendent accountable for the three-week look-ahead, milestone targets, trade sequencing, and manpower loading.
  • Support their field decisions in front of subcontractors and clients, and work through any disagreement privately rather than in the field.
  • Review safety performance, jobsite conditions, quality of installed work, and subcontractor performance with the Superintendent on a set cadence.
  • Clear the obstacles the Superintendent cannot clear alone: long-lead procurement, design clarifications, and subcontractor escalations.
  • Make sure the Superintendent has what they need before they need it — approved submittals, current drawings, client selections, and executed change orders.

Developing Project Engineers:

  • Delegate meaningful, well-scoped work to Project Engineers along with the context needed to do it well, not just the task itself.
  • Direct and review their core work product: submittals, RFIs, shop drawing coordination, subcontractor buyout, procurement logs, and document control.
  • Teach the reasoning behind the process — how a missed submittal becomes a schedule delay, how a scope gap becomes a change order, and how a well-written RFI protects the project.
  • Hold regular one-on-ones and give timely, specific feedback focused on skill development and career progression.
  • Progressively expand responsibility — client-facing communication, budget ownership of assigned scopes, and leading portions of OAC meetings — with the right level of oversight at each step.
  • Model the standard you expect: professional communication, thorough documentation, and follow-through.

Quality Assurance & Compliance:

  • Ensure that all construction activities comply with local building codes, safety regulations, and environmental standards.
  • Conduct quality control inspections at key project milestones to guarantee excellence in craftsmanship and design integrity.

Problem Solving & Risk Management:

  • Proactively identify potential project risks and develop contingency plans.
  • Resolve any issues or conflicts that arise during construction to keep the project on track and ensure client satisfaction.

QUALIFICATIONS

Crafted Structures is looking for a self-starting Senior Project Manager who is passionate about the construction process and about developing the people around them. We pride ourselves in empowering our Associates to control the destiny of their clients and projects from day one.

  • Sound judgment about when to decide, when to delegate, and when to escalate.

Technical Skills & Qualifications

  • 5+ years of industry-related experience in high-end residential or comparable custom construction.
  • 2+ years directly supervising staff, with demonstrated experience leading Superintendents, Project Engineers, or equivalent field and office roles.
  • Experience running multiple concurrent projects, each with dedicated field and office support staff.
  • Bachelor's of Engineering program or industry-related field
  • Experience with managing preconstruction risk assessments – including utilities, site logistics, soils reports, zoning, and permitting
  • Strong understanding of multi-disciplinary design standards – geotech, civil, structural, architectural, mechanical, engineering, plumbing, and interior design
  • Strong understanding of construction processes, methods, materials, and building codes
  • Knowledge of sustainable building practices and luxury design trends is a plus
