Bedrock Property Management (BPM) is a growing affordable housing property management company operating LIHTC and other subsidized housing communities across Illinois, Indiana, and Oklahoma. We're proud to provide well-managed, quality homes for our residents — and we're looking for a leader who can help us keep growing while raising the bar across our portfolio.

We're looking for an experienced Director of Operations to provide strategic and operational leadership across every property in our portfolio. Reporting jointly to our CEO and COO, you'll be the key link between our property-level teams and executive leadership — overseeing property managers and site staff, partnering with ownership, and helping us maintain the quality and compliance our residents and investors expect.

What You'll Do

• Provide day-to-day leadership and direction to property managers and site management staff across our entire portfolio.
• Serve as a trusted point of contact for property ownership, addressing questions and helping resolve issues as they arise.
• Develop and deliver training for property management staff, and ensure consistent adherence to BPM policies across all properties.
• Conduct regular site visits to monitor property performance, physical condition, and staff support needs.
• Serve as an escalation point for property managers on operational questions and issues.
• Monitor property-level budgets and help control expenses across the portfolio.
• Help prepare quarterly reporting to investors.
• Partner with property managers to hire new site-level staff.
• Support marketing efforts to drive leasing, occupancy, and community outreach.
• Help ensure the portfolio stays in compliance with LIHTC/Section 42, HUD, state housing finance agency, and Fair Housing requirements.

What We're Looking For

• Bachelor's degree in business, real estate, property management, or a related field, or equivalent experience.
• 8+ years of progressive property management experience, including experience overseeing multiple sites, regions, or managers.
• Experience with LIHTC/affordable housing compliance strongly preferred; HCCP, COS, CPM, or ARM a plus.
• A track record of building, leading, and developing high-performing property management teams.
• Strong financial acumen, including budgeting, P&L management, and variance analysis.
• Excellent written and verbal communication and leadership skills.
• Proficiency with property management software (e.g., ResMan, Yardi) and Microsoft Office.
• Valid driver's license, reliable transportation, and willingness to travel regularly across our Illinois, Indiana, and Oklahoma portfolio.
