Position Overview
We are seeking an experienced Multifamily Superintendent to oversee ground-up multifamily construction projects from sitework through project completion. The Superintendent will be responsible for managing daily field operations, maintaining project schedules, coordinating subcontractors, enforcing safety standards, and ensuring high-quality execution throughout all phases of construction.
This role requires a strong field leader who can drive schedules, solve problems proactively, and maintain effective communication with project teams, ownership groups, and trade partners.
Responsibilities
- Oversee all onsite construction activities for multifamily projects
- Manage subcontractors, suppliers, and field personnel
- Develop and maintain project schedules and short-interval planning
- Coordinate inspections and ensure code compliance
- Lead site safety efforts and maintain OSHA compliance
- Conduct daily subcontractor coordination meetings
- Ensure quality control and workmanship standards are met
- Collaborate with Project Managers on budgeting, procurement, and scheduling
- Maintain project documentation including daily reports and progress tracking
- Identify and resolve field issues proactively to minimize delays
- Drive project completion while maintaining schedule and budget goals
Qualifications
- 5+ years of Superintendent experience in multifamily construction
- Experience with ground-up podium, wrap, garden-style, or high-density multifamily projects
- Strong knowledge of construction sequencing, scheduling, and building systems
- Ability to manage multiple subcontractors and fast-paced schedules
- Proficient with construction management software and reporting tools
- Strong communication and leadership skills
- OSHA 30 preferred
- Stable work history with successful project delivery experience
Preferred Experience
- Wood-frame multifamily over podium construction
- Large-scale apartment communities
- Occupied renovations or phased turnover experience
- Experience managing projects ranging from $20M–$100M+
