Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals. Property Details Property Type: Garden. Stage: Lease Up. Unit Count: 306. Schedule: Monday‑Friday, 9am–6pm + rotating weekends. Essential Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure they are in move‑in ready condition; schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans and goals, and follow the community’s policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to generate traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific marketing plans and programs. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information about existing and future residents. Ensure that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs, merchandising and ensuring a physically appealing show unit or model, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize decisions to lease and/or renew. Execute and perform activities in support of the lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents in advance of move‑out dates, and ensuring lease renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems or document and convey resident requests to the appropriate individual(s). Required Licenses or Certifications Incumbents must have all licenses and/or certifications required by state and local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on property. Physical Demands Incumbents must be able to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work must be performed in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty‑five pounds independently and fifty pounds with assistance. Rare or regular travel may be required. Incumbents must be able to work a flexible schedule, including call time during evenings, weekends, and holidays. Compensation The hourly range for this position is $00.00–$00.00. Compensation may include quarterly or annual bonuses for corporate positions, and weekly, monthly, or quarterly bonuses for onsite property positions, based on performance.
