WATER/WASTEWATER PROJECT MANAGER

Carroll Daniel Construction is seeking an experienced Project Manager to oversee and direct construction projects in the Food & Beverage arena. Position Summary Typically reports to an Operations Manager or Division Manager. The primary company representative responsible for the overall direction, completion, and financial outcome of a construction project. Directs and supervises the entire project team to ensure a quality, profitable, safe, and timely delivery, while maintaining a relentless focus on exceeding customer expectations. Responsibilities Project Financial Responsibilities Creates and manages the project’s budget and helps coordinate the development of GMP’s or Lump Sum proposals. Knows and understands the requirements of the owner’s contract, including bonds, fees, notifications, schedules, reporting, and costs. Develops and completes the monthly Projected Final Cost Report (CMIC) on time. Manages risk on each project by ensuring all contracts, insurance, NOC, NTC, and pre‑qualification of subcontractors comply with CDCC Way. Provides revenue projections to the accounting department throughout the project. Preconstruction Services Collaborates with Preconstruction to prepare, review, and monitor information and reports related to all costs involved in developing the project’s budget. Takes ownership of the quality of budget estimates and deliverables to the client. Manages the subcontracting process, including scope review meetings, price finalization, scope development, and subcontract distribution. Strong focus and experience in design/build projects. Project Start‑up and Scheduling Coordinates and conducts the Project Start‑Up meeting to ensure a thorough hand‑off from Pre‑Construction. Collaborates with Operations Manager or DM, superintendent, subcontractors, and suppliers to create a complete construction schedule, using P‑6 or Microsoft Project software. Develops a responsibilities matrix at the start of each project and manages the resources needed (people, tools, equipment, materials, services). Reviews contract documents with all project participants to ensure timely, budget‑conforming work. Coordinates and delivers all requirements for subcontractors and suppliers to meet project schedules. Project Administration, Operations and Close‑out Responsible for daily project administration and operations; holds weekly team meetings to align expectations. Prepares and maintains the project schedule, milestone dates, and close‑out checklist. Ensures proper periodic jobsite meetings are conducted and may lead such meetings, including minutes and follow‑up. Compares jobsite progress to schedule, actual versus estimated cost on a monthly basis in CMIC, and checks compliance with plans and specifications. Analyzes change proposals from subcontractors before owner submittal for accuracy, delay impact, and scope. Manages the project closeout process to settle financial obligations, demobilize resources, and transition the project to the customer. Helps team manage safety on the project, promotes a safety‑first culture, and works with owners’ onsite safety professionals. Establishes relationships and communication tools with suppliers and key personnel to verify timely delivery of materials, supplies, and equipment. Maintains a safe and respectful working environment through programs for safety, loss prevention, risk management, training, and quality control. Promote Customer Relations Builds effective relationships with customers, design teams, subcontractors, suppliers, and user groups to meet or exceed expectations. Actively participates in industry, client, and community relations to enhance company image. Proactively seeks new business opportunities through relationships acquired on each project. Working Conditions The majority of work is completed on job sites in an office trailer or existing structure. When employees are outside, they must wear appropriate personal protective equipment as required by company safety policies and weather conditions. The project team may need to move to other geographic locations for projected work. Qualifications BS in Construction Management, Engineering, or related field plus 4–6 years of leadership experience on food & beverage projects (or minimum 6 years of field experience leading construction projects of various sizes). 1–2 years in preconstruction preferred. Proficiency using personal computer (PC) and company communication tools (email, internet, Microsoft products such as CMIC, Egnyte, Fieldwire, Word, Excel, ProCore Office, Outlook).
