On the investment side, Responsive Capital Ventures focuses on helping high earners convert active income into long‑term, sustainable wealth through real estate. On the operations side, Responsive Asset Management is where the business plan comes to life. This is boots‑on‑the‑ground execution — driving occupancy, managing expenses, executing capex, and creating communities residents are proud to call home while protecting and growing the asset. The third leg is Business Enablement, which is what keeps everything aligned and moving. IT, HR, Marketing, and Finance. This is the infrastructure that allows us to scale without breaking and maintain a consistent standard across the entire platform. Most groups talk about being vertically integrated. Position Summary The Director of Construction leads all capital expenditure (CapEx) planning, project management, and construction execution across the RAM and RCV portfolio. This is a critical seat within the Property Operations business unit — responsible for ensuring every capital improvement project is delivered on time, on budget, and in alignment with the investment thesis for each asset. This leader oversees the full CapEx lifecycle: from initial scoping and budgeting through contractor selection, project execution, and final closeout. They work closely with the VP of Property Operations, the VP of Investments, and asset management to prioritize capital deployment, protect asset value, and drive NOI improvement through smart, well‑executed construction. This position requires a seasoned professional with 10+ years of experience in real estate construction, capital improvement, or project management, along with a proven ability to manage large‑scale projects, lead teams, and deliver results in a fast‑moving portfolio environment. Uniquely accountable for: CapEx strategy and execution, construction project delivery, contractor and vendor management, capital budgeting, risk and compliance oversight, and cross‑functional collaboration with Investments and Operations. The 5 Core Functions of this Role The Director of Construction owns five functional areas that drive capital performance across the portfolio: Key Responsibilities 1. CapEx Strategy & Execution Develop and implement a comprehensive CapEx strategy that aligns with the portfolio’s growth and investment objectives. Oversee capital improvement projects, including property renovations, upgrades, and repositioning efforts, ensuring projects are completed on time, within scope, and on budget. Optimize CapEx budgets to deliver maximum ROI and enhance property performance. Partner with the VP of Investments to ensure capital deployment aligns with asset‑level business plans and acquisition underwriting. Build and maintain a portfolio‑wide CapEx pipeline with clear prioritization, timelines, and ownership. 2. Project Management & Delivery Lead all capital improvement projects from initial scoping through final closeout, maintaining clear accountability at every stage. Develop and manage detailed project schedules, scopes of work, and budgets for each capital initiative. Conduct regular site visits to monitor project progress, quality, and compliance with approved plans and specifications. Identify and resolve project issues proactively — keeping the VP of Property Operations informed and the work moving forward. 3. Vendor & Contractor Management Source, vet, and negotiate contracts with contractors, vendors, and service providers to secure cost‑effective and high‑quality services. Monitor vendor performance to ensure compliance with service agreements, quality standards, and project timelines. Build and maintain a qualified vendor network capable of supporting the portfolio’s scale and geographic footprint. Hold vendors accountable to STABLE‑aligned standards — professionalism, transparency, and excellence in delivery. 4. Budgeting & Financial Management Create and manage annual CapEx budgets for the portfolio in partnership with the VP of Property Operations and Finance. Track and report expenditures against approved budgets, providing timely and accurate financial updates to leadership. Ensure all capital expenditures are properly coded, documented, and reconciled for accurate financial reporting. 5. Risk, Compliance & Collaboration Develop and implement risk mitigation strategies related to CapEx and construction operations across the portfolio. Ensure all construction activities comply with local, state, and federal regulations as well as applicable safety and building standards. Partner with the VP of Property Operations, VP of Investments, and Finance to align CapEx initiatives with broader business objectives and asset performance goals. Provide strategic recommendations to leadership to guide capital decision‑making and long‑term asset planning. Recruit, train, and develop a team of project managers and construction professionals; foster a culture of accountability, professionalism, and continuous improvement. Qualifications Required 10+ years of relevant experience in real estate construction, capital improvement, or project management. Proven ability to manage large‑scale capital improvement projects across a multi‑site portfolio. Strong financial acumen with experience in CapEx budgeting, cost management, and vendor negotiations. Exceptional project management and problem‑solving skills — able to manage multiple projects simultaneously without losing detail or momentum. Preferred Certification in project management (e.g., PMP) or facilities management (e.g., FMP, CFM). Experience in a real estate investment or private equity environment. Knowledge of sustainability initiatives and energy‑efficient building practices. Familiarity with EOS or a comparable operating system. Background working in a fast‑growth, entrepreneurial, founder‑led environment. What Success Looks Like In the first 120 days, the Director of Construction will have: Become fully acclimated with the portfolio — understanding the current state of all active and planned capital projects, the vendor network, and the CapEx budget. Established clear project tracking and reporting rhythms that give the VP of Property Operations and leadership full visibility into CapEx performance. Identified the top opportunities and risks in the current capital plan and presented a clear point of view on priorities and next steps. Compensation We offer the following compensation package: Base annual salary: $112,000 - $128,000 Annual bonus of $28,000-$32,000, tied to project delivery performance and portfolio CapEx outcomes, paid in 4 quarterly installments.
