About the Position We’re looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property. Perform various maintenance functions: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more. Maintain work order system by verifying all orders are completed timely and to resident satisfaction. Inspect property grounds, buildings, common areas to maintain safety and cleanliness, identifying issues requiring maintenance or replacement. Assist with property emergencies: snow removal, inclement weather events, fires, floods. Communicate promptly with maintenance leadership regarding all maintenance issues. Observe and promote safety and risk management per local, federal, state, and company regulations. Participate in emergency on‑call/after‑hours assignments; adhere to response times and address emergencies appropriately. Promote customer satisfaction by maintaining cleanliness and curb appeal, interacting courteously with residents. Foster a positive, active, collaborative relationship with residents and affiliated agencies. Maintain a professional demeanor and appearance. Adhere to all company risk management program components. Education and Experience High school diploma or equivalent required. At least one year of experience in property management or related field. Possess general maintenance and general carpentry skills. Skills and Requirements Maintain a valid driver’s license, clean driving record, and current auto insurance. Read, write, and understand English. Use general office equipment: telephone, fax, printer, copier, key track system. Excellent customer service and interpersonal skills, able to relate to others. Strong organizational and time‑management skills. Ability to multitask. Perform basic math functions. Handle situations with angry or difficult persons, maintaining confidentiality.
