Maintenance Technician – Multifamily PropertiesCharleston, SC | Full-Time | $22–$26/hourSchedule: Monday–Friday, 40 hours/week, with a rotating after-hours on-call scheduleAdditional Compensation: On-call stipend + overtime for eligible after-hours workReports To: Maintenance Supervisor / Property ManagerAbout the OpportunityWe’re looking for a hands-on, dependable Maintenance Technician who enjoys variety and takes pride in keeping residential properties in excellent condition.This is a great opportunity for someone who can confidently handle make-ready work, punch lists, resident service requests, and general property maintenance. One day you may be turning a vacant apartment and completing drywall repairs and paint touch-ups; the next, you may be troubleshooting a plumbing issue, replacing a fixture, or helping diagnose an HVAC problem.You’ll work across multiple multifamily properties and will play an important role in ensuring homes are safe, functional, clean, and ready for residents.If you’re the type of person who can look at a maintenance issue and say, “I can figure that out,” we’d like to hear from you.What You’ll DoUnit Turns & Make-Ready WorkComplete punch lists and prepare vacant units for new residentsPerform drywall patching, painting, and paint touch-upsComplete caulking and minor flooring repairsRepair or replace doors, windows, hardware, fixtures, and other componentsIdentify and address items that could prevent a unit from being move-in readyResident Service RequestsRespond promptly and professionally to resident work ordersDiagnose and repair common plumbing, electrical, appliance, carpentry, and general maintenance issuesCommunicate professionally with residents while working inside occupied homesKeep work areas clean and minimize disruption to residentsPreventive MaintenancePerform routine maintenance and repairs throughout propertiesAssist with seasonal preventive maintenanceMaintain building systems, common areas, and groundsIdentify potential maintenance issues before they become larger problemsHVAC SupportAssist with basic HVAC troubleshooting and repairsPerform routine HVAC-related maintenance within your level of training and certificationEPA Section 608 certification is a plusDocumentation & CommunicationComplete work orders accurately using a smartphone or tabletDocument completed work and provide photos when requiredCommunicate job status and outstanding issues with the property management teamMaintain accurate records of materials and repairsOn-Call ResponsibilitiesParticipate in a rotating after-hours emergency on-call scheduleRespond to urgent maintenance issues such as:- Water leaks or water intrusionNo heat/no ACLockoutsPlumbing emergenciesElectrical issuesLife-safety concernsOn-call stipend plus overtime is available for qualifying after-hours workSafety & Property UpkeepMaintain tools, equipment, inventory, and work areasFollow all company safety proceduresUse appropriate PPE and safe work practicesMaintain a professional appearance and represent the company positively at every propertyWhat We’re Looking For1–3+ years of experience in apartment maintenance, residential maintenance, make-ready work, or a related skilled tradeStrong handyman skills and the ability to troubleshoot problems independentlyWorking knowledge of:- PlumbingBasic electricalDrywall and paintingCarpentryAppliancesGeneral building maintenanceAbility to manage multiple work orders and prioritize a punch listStrong attention to detail and pride in workmanshipExcellent customer service skills and professionalism when working in residents’ homesComfortable working independently across multiple propertiesAbility to use a smartphone or tablet for work orders, photos, and communicationValid driver's license and reliable transportationOwn basic hand toolsAbility to lift 50+ pounds, climb ladders and stairs, and work indoors and outdoorsAvailability to participate in a rotating after-hours on-call schedulePreferred QualificationsThe following are a plus, but not required:EPA Section 608 Certification — Type II or UniversalCPO (Certified Pool Operator) certificationExperience maintaining older or historic buildingsExperience with plaster walls, original windows, aging plumbing, or older electrical systemsExperience with AppFolio or similar property management/work-order softwareBilingual English/SpanishCompensation & Schedule$22–$26/hour, depending on experience and qualificationsFull-time, Monday–Friday, 40 hours/weekRotating after-hours emergency on-call scheduleOn-call stipendOvertime available for qualifying after-hours workBenefits package including health insurance, paid time off, paid holidays, and 401(k), subject to company plan eligibilityCompany-provided work-order technology and material accountsMileage/vehicle policy in accordance with company guidelinesWhy Join Us?This is more than a basic maintenance position.
