• • The Maintenance Technician - HVAC Specialist is responsible for maintaining, troubleshooting, repairing, and installing HVAC systems and supporting overall property maintenance operations to ensure a safe, clean, and well-maintained community for residents and staff.
    This position plays a critical role in resident satisfaction, preventative maintenance, emergency response, and maintaining the physical integrity of the property.
    Essential Duties & Responsibilities
    
    • Diagnose, repair, and maintain HVAC systems, including heating, ventilation, air conditioning, and refrigeration equipment
    • Perform preventative maintenance on HVAC equipment and property systems
    • Troubleshoot electrical, plumbing, appliance, and general maintenance issues as needed
    • Complete resident work orders in a timely and professional manner
    • Prepare vacant units for move-in readiness, including HVAC inspections and repairs
    • Monitor and maintain inventory of HVAC parts, tools, and supplies
    • Assist with property inspections and ensure compliance with company standards and safety regulations
    • Respond to after-hours emergencies and participate in the on-call rotation schedule
    • Maintain accurate records of completed work orders and maintenance activities
    • Ensure all work is completed in compliance with OSHA, EPA, and company safety guidelines
    • Assist with grounds, common area upkeep, and other maintenance responsibilities as assigned
    Qualifications
    
    • High school diploma or equivalent preferred
    • EPA Certification required
    • Minimum of 2 years of HVAC and apartment maintenance experience preferred
    • Strong knowledge of HVAC systems, electrical, plumbing, and appliance repair
    • Ability to troubleshoot and repair HVAC equipment independently
    • Knowledge of preventative maintenance practices
    • Ability to use hand tools, power tools, gauges, and diagnostic equipment
    • Strong customer service and communication skills
    • Ability to work independently and as part of a team
    Physical Requirements
    
    • Ability to lift up to 50 pounds regularly
    • Ability to stand, walk, bend, climb stairs, and work in various weather conditions
    • Ability to respond to emergency maintenance calls as needed
    Schedule
    
    • Full-time position
    • Participation in rotating on-call schedule required
    Certifications Preferred
    
    • EPA Universal Certification
    • HVAC Certification
    • CPO Certification preferred but not required
