Job Summary Assistants in providing management for the maintenance of the ground’s capital projects and physical plant of the Retirement Community. Acts as Director of Property Management in the absence of the Director. Responsibilities Provide maintenance to residents, visitors, and employees of the community. Direct supervision of maintenance and operations, including site utilities, trades, energy management system, corrective and preventative maintenance programs, and related emergency and safety systems. Assist the Transition Manager with scheduling and budgeting for turnkey projects to meet deadlines. Maintain life‑safety inspection logs; ensure all safety drills are completed and documented. Provide technical assistance and recommendations to staff and managers of physical plants. Identify unacceptable employee performance and behavior; take appropriate action using progressive discipline policy and maintain required documentation. Conduct annual performance evaluations of maintenance technicians and security supervisors; assist with evaluations and forward copies to the Property Management Director and Human Resources. Ensure staff follow established policies and procedures. Assist in screening, interviewing, hiring, and training new staff. Conduct in‑services for staff. Prepare and administer departmental programs, cost estimates, specifications, surveys, reports, budget reviews, accounting, procurement, and contracted services. Assist the Director of Property Management with design review, preparing specifications, plans, and providing field‑project management when needed. Develop and maintain operating procedures and records for building system performance. Remove snow during winter and salt sidewalks and entrances. Assume the role of Property Management Director in the director’s absence. Assist with general maintenance duties, repairs, or requests as needed. Supervise work performed in residential apartments and health centers with the Transition Manager. Assist in developing project proposals, cost estimates, budgets, timelines, and schedules. Follow‑up on pre‑construction activities, including confirming delivery dates of safety equipment, staging areas, and pre‑construction walk‑throughs. Act as liaison between residents and contractors, ensuring contracted work meets specifications. Coordinate vendors, contractors, and staffing timelines for project completion. Assist with construction communications. Submit completed maintenance paperwork to the Property Management Administrative Assistant for filing. Maintain financial budget, payroll, and timesheets for facility services. Provide initial and ongoing training; ensure cross‑training as appropriate. Maintain professional presence, demonstrating accountability, respect, innovation, stewardship, and excellence as guided by the ARISE values. Qualifications High school diploma or GED. 5–7 years HVAC, electrical, or plumbing experience or trade school training, or equivalent combination of education and experience. Strong verbal and written communication skills. Basic math skills and common sense for carrying out written and oral instructions. Knowledge of mechanical drawing, construction practices, electrical and plumbing systems. Proficiency in computer applications and operation of maintenance equipment. Licenses & Certifications None required.
