Property Manager Associate

Helio is seeking a Property Management Specialist to support the day-to-day operations of one of our luxury apartment communities in West Los Angeles. Working directly alongside the Property Manager, you\'ll play an integral role in keeping daily operations organized, supporting resident relations, coordinating vendors, managing administrative workflows, and helping ensure the community operates smoothly behind the scenes. This role is ideal for someone who enjoys bringing order to complexity, loves organization, communicates exceptionally well, and is interested in building a long-term career in property management. While this position is part-time (32 hours/week), our goal is to build a role that grows alongside the community. A successful six-month review may lead to a full-time opportunity as responsibilities expand. Key Responsibilities Property Operations Partner closely with the Property Manager to coordinate daily operations. Assist with move-ins, move-outs, inspections, and unit readiness. Coordinate vendor scheduling and follow up to ensure timely completion of work. Conduct routine property walks and identify operational concerns. Support maintenance coordination and resident communications. Administrative Operations Maintain organized property records and documentation. Assist with invoice processing, reporting, spreadsheets, and operational tracking. Help organize projects, budgets, and administrative workflows. Ensure operational tasks are completed accurately and on schedule. Support special projects as business needs evolve. Resident Experience Serve as a welcoming and professional point of contact for residents. Respond to resident questions and coordinate solutions with the Property Manager. Build positive resident relationships through proactive communication and follow-through. Work collaboratively with our Front Desk team to ensure a seamless resident experience. Team Coordination Coordinate effectively with Front Desk, Maintenance, Leasing, Accounting, and outside vendors. Help delegate and communicate operational priorities across departments. Maintain strong organizational systems that keep projects moving efficiently. Qualifications 2+ years of experience in property management, real estate, operations, administration, hospitality, or project coordination. Exceptional organizational and administrative skills. Strong attention to detail and follow-through. Comfortable working with spreadsheets, reports, invoices, and operational documentation. Strong proficiency in Google Workspace (Docs, Sheets, Gmail). Experience with Yardi, AppFolio, MRI, or similar software is a plus. Ability to manage multiple priorities while maintaining a high level of customer service. Bilingual Mandarin or Cantonese is a plus, though not required.
