Responsibilities

Responsible for facility maintenance, laundry, housekeeping, and grounds. Upholds the mission statement and philosophy of Grace Lutheran Communities and/or its affiliates.

Essential Functions

• Develops, implements and maintains plant operations service objectives, policies, and procedures.
• Fosters positive communication within the department and the organization.
• Promotes organizations' team concept. Interprets philosophy, objectives, policies and procedures of organization to plant operations personnel.
• Makes decisions and performs all duties in accordance with organization's policies/procedures, state and federal regulations and in conformance with recognized standards.
• Ensures all areas of responsibility stay in compliance with pertinent local, state, and federal regulations related to maintenance and Life Safety code.
• Develops and maintains preventative maintenance programs.
• Maintains required records and reports as necessary including documentation on preventative maintenance.
• Closely monitors all equipment, projects related to building and grounds such as new construction or remodeling.
• Recruitment and selection of qualified personnel necessary to meet the needs of the residents and facilities.
• Works in close cooperation with corporate and administrative team members.
• Ensures fair and consistent treatment of all staff.
• Continually monitors and evaluates staff performance.
• Investigates and initiates incidents of discipline/corrective action (including discharge), if necessary, according to established personnel procedures.
• Accessible to staff on all shifts.
• Responsible for assuring a clean, attractive, safe and secure environment for residents, tenants, staff and visitors.
• Makes routine and/or daily rounds of areas of responsibility.
• Participates in establishing and reviewing procedures for all areas of responsibility.
• Prepares reports as requested.
• Attends pertinent meetings and serves on appropriate committees regarding areas of responsibility.
• Plans annual budget and works within an approved budget; supervises and approves all purchases.
• Plans and implements staff development program, including required in-service education to meet the needs of all staff.
• Reviews all department staff accident and incident reports. Maintains and safeguards confidential information.
• Communicates effectively with residents, families, co-workers and public.
• Functions independently in situations that require professional judgment.
• Serves as a role model by recognizing and meeting the needs of the residents, families and staff.

Physical Requirements

• Occasionally lifts and carries equipment weighing 30-80 pounds.
• Frequently lifts and carries 10-25 pounds.
• Constantly lifts and carries less than 10 pounds.
• Occasionally twists, squats, kneels, crawls, climb ladders, walk on uneven ground, work above ground on roof.
• Frequently stoops/bends, climbs stairs, reaches at, above or below shoulder height.

Other Requirements

• Adapts to frequent interruptions/changing situations.
• Must be able to communicate orally and/or in writing with residents, staff, families, and the public.
• Prefer a minimum of one-year supervisory experience.
• Minimum of 2 years' experience with physical plants and their systems such as HVAC, security, electrical, plumbing, etc.
• Background or knowledge of state and federal codes.
• An equivalent combination of education and experience as noted above.
• Follows/adheres to organization, federal, and state regulations and guidelines, including Resident/Client rights.
• Maintains neat, well-groomed appearance, adhering to dress code of organization/program.
