Position Title: Assistant Director of Facilities

Position Goal: To support the Director of Facilities in directing and managing assigned facility services and personnel of the District to ensure a safe, healthy, and comfortable environment for all District students and staff. ESSENTIAL FUNCTIONS: Other duties may be assigned. The essential functions of this position include, but are not limited to the following fundamental duties:
1. Oversees day-to-day operations of assigned buildings' systems, including but not limited to custodial, HVAC, electrical, plumbing, and mechanical systems.
2. Coordinates preventive maintenance programs in assigned buildings.
3. Responds to work orders and maintenance requests in assigned buildings or otherwise ensures their prompt and effective resolution through delegation.
4. Manages and supervises assigned personnel, including regular assignments, attendance, overtime, performance evaluation, and discipline.
5. Assists in the development, implementation and comprehensive planning of procedures and systems to improve operational efficiency.
6. Provides training and guidance for assigned personnel to ensure high standards of work.
7. Fosters a collaborative and positive work environment.
8. Acts as a liaison between principals and other district departments to facilities and maintenance personnel.
9. Inspects all school buildings, grounds, and installations on a regular basis to determine the standard of workmanship, cleanliness, and completion of work.
10. Responds to emergency duty caused by police calls, mechanical breakdowns, snowstorms, flooding, and other acts of nature during the evening and weekends.
11. Assists in the recruitment, employment, assignment, transfer, discipline, promotion, demotion, or dismissal of facility service staff.
12. Organizes and implements an orientation program and ongoing professional development on proper operation and maintenance of school facilities for department staff
13. Conducts regular facility inspections and risk assessments to identify and address safety hazards.
14. Participates in job-related conferences and/or PASBO-led professional development opportunities to keep informed of the latest trends, developments, and products in the areas of maintenance, repair, and upkeep
15. Maintains compliance with local, state, and federal rules and regulations including, but not limited to, building codes, safety standards, environmental, and accessibility regulations.

EDUCATION and/or EXPERIENCE: Associates Degree plus 7 years of related supervisory experience; Bachelor's Degree plus 5 years of related supervisory experience; or High school diploma or general education degree (GED) plus 10 years related supervisory experience required. Experience and/or an education in the architectural and/or buildings & trades field are preferred. CERTIFICATES, LICENSES, REGISTRATIONS: Driver's License. Upon employment, participate in the pursuit of professional certification as determined by the Superintendent or Board of Directors of the Reading School District, PASBO etc. LANGUAGE SKILLS:
1. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and technical and procedure manuals
2. Ability to write routine reports and correspondence
3. Ability to effectively present information and respond to questions from groups of parents, teachers, administrators, and the general public
4. Ability to interpret and understand blueprints, AIA contracts and other construction related documents
5. Bi-lingual in English and Spanish, preferred. MATHEMATICAL SKILLS:
1. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
2. Ability to apply concepts of basic algebra and geometry REASONING ABILITY:
1. Ability to define and solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exist

The employee is required to be able to hear conversations in noisy environments. The employee must be able to drive all district vehicles. The employee is directly responsible for the safety, well being, and work output of other people. The position requires the individual to meet multiple demands from several people and interact with the public and other staff.
This position may require occasional evening, weekend, or on-call work in response to emergencies.The role involves a combination of office work and on-site facilities inspections or project oversight.
