Position Overview This is not a typical Project Manager position. We are looking for someone who can take complete ownership of multiple luxury construction projects from Pre-Construction through Final Closeout while maintaining the highest standards of quality, organization, communication, and client satisfaction. The ideal candidate understands that Project Management extends far beyond managing schedules. You will become the central point of coordination between architects, designers, consultants, subcontractors, suppliers, building management, clients, and our internal field teams. Every decision you make should help move the project forward while protecting quality, schedule, budget, and SHL’s reputation. What You’ll Be Responsible For Manage projects from estimating handoff through final completion Develop and maintain detailed project schedules Coordinate all phases of construction Monitor budgets, forecasting, cost reports and financial performance Manage subcontractor performance and accountability Review contracts, scopes of work and purchase orders Prepare and negotiate change orders Coordinate procurement of long lead materials and specialty items Lead weekly project meetings with clients, architects and consultants Ensure projects remain on schedule while maintaining exceptional quality Construction Coordination Coordinate and communicate with: Architects Interior Designers Expeditors DOB Inspectors Building Management Owners Representatives Specialty Consultants Subcontractors You should be comfortable reading architectural, structural, mechanical, plumbing, electrical and millwork drawings while identifying conflicts before they become field issues. Field Management Regular jobsite visits are expected. Responsibilities include: Quality Control Coordination between trades Identifying issues before they impact production Reviewing completed work Client Walkthroughs You will be expected to: Track project budgets Identify potential overruns early Maximize profitability without compromising quality Client Experience Our clients invest significant trust in SHL Builders. The ideal candidate is comfortable using modern construction management software and is open to adopting new technologies, including AI-powered tools that improve communication, documentation, scheduling, and project coordination. Experience with software such as: Procore Microsoft Office Microsoft Project Excel Scheduling software is highly desirable. Qualifications Minimum 5 years of experience managing high-end residential construction projects. Strong knowledge of: Luxury residential renovations Brownstone construction Townhouse renovations Apartment renovations Interior finishes Millwork coordination Mechanical systems Plumbing systems Electrical systems Building envelopes Waterproofing NYC construction practices Ability to read and interpret: Architectural drawings Structural drawings Mechanical drawings Electrical drawings Millwork shop drawings Specifications Strong understanding of: NYC Building Code DOB inspections Safety requirements The Person We’re Looking For We’re looking for someone who naturally takes ownership.
