You will be responsible for all operational and financial aspects of assigned apartment communities, including personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, reporting, and compliance with applicable laws and company policies.Your Essential Responsibilities:Team ManagementHire, train, coach, and supervise all on-site personnel to ensure high performance and accountabilityConduct performance evaluations, manage employee relations, and partner with Human Resources on staffing decisionsLead regular staff meetings, manage schedules, and ensure proper emergency coverageFinancial Management & AdministrationOversee property budgets, capital expenditures, and financial reporting to meet revenue and expense targetsManage rent collections, delinquency, deposits, and legal actions in compliance with state and local lawsMonitor expenses, control costs, and identify opportunities to increase property incomeLeasing & Resident RetentionSupport leasing operations including tours, application approvals, and timely move-insManage lease renewals, rent increases, and resident communications to drive retentionEnsure resident requests are addressed promptly and promote resident satisfaction dailyMaintenance & Property OversightConduct regular property inspections and oversee maintenance operations and preventative programsCoordinate with Maintenance Supervisors and outside contractors to ensure timely, cost-effective repairsEnsure vacant units are market-ready and the community maintains strong curb appealMarketing StrategyDevelop and implement property-specific marketing strategies to increase traffic and occupancyConduct monthly market surveys and competitive analysis to stay informed on local conditionsOversee advertising efforts and support leasing teams with training and performance improvementComplianceEnsure compliance with all federal, state, and local laws including Fair Housing regulationsEnforce company policies and standard operating procedures across assigned propertiesPromote and monitor safety initiatives to maintain a secure environment for residents and staffWhat We'll Expect from You:QualificationsBachelor's degree from a four-year college or university or 7–10 years of related property management experience, or an equivalent combination of education and experienceProven experience managing multiple properties and supervising management and maintenance teamsStrong knowledge of budgeting, financial reporting, and operational controlsProperty Manager License and/or Real Estate License as required by state or local regulationsARM, CAM, CAPS, MPM, or RMP designations preferredValid driver's license and ability to travel between propertiesSkillsStrong leadership, interpersonal, and communication skillsSound judgment and problem-solving abilitiesAbility to analyze data and make informed operational decisionsProficiency with property management software, spreadsheets, and word processing programsPlease note that only candidates who meet the specified requirements will be contacted for an interview.
