Regional Property Manager

MHW Search has exclusively partnered with a Retail Investment firm with offices across the country. The firm has transacted on over 50 million square feet historically and today they currently have around $3 billion in AUM across the country. We are searching for a Regional Property Manager to oversee their expansion in the Southeast/East coast. The Regional Property Manager oversees the daily operations of their assigned commercial properties and ensures that income is maximized, expenses are minimized, and the total value of the asset(s) is maintained. Beyond the scope of a traditional property management role, this position carries asset-level responsibility for business plan execution, value creation, and capital deployment, and is expected to think and report like an owner. Based in Dallas, this individual will be the firm's first retail employee in the market and the first to occupy the new Dallas office. The role therefore requires a self-directed professional who can operate with substantial autonomy, represent ownership on the ground across Texas and surrounding markets, and remain tightly coordinated with the centralized teams at HQ. Essential Functions Asset Performance & Value Creation Own and execute the annual business plan for each assigned asset; measure actual results against underwriting and recommend course corrections to protect and grow NOI, cash flow, and residual value. Contribute to hold, sell, and refinance analysis, including valuation support, market comparables, and sensitivity assumptions. Monitor rollover exposure, tenant credit and sales performance, and co-tenancy risk; identify remerchandising and value-add opportunities and bring them forward with supporting analysis. Underwrite, prioritize, and track value-add capital projects, and measure the return on capital deployed. Support the leasing process in coordination with leasing and asset management departments. Provide property-level intelligence on prospects, space conditions, and site constraints; evaluate deal economics on a net effective rent and TI/LC basis; and manage tenant delivery, build-out coordination, and onboarding once leases are executed. Support acquisitions and dispositions, including due diligence, review of PCA and ESA findings, validation of underwriting assumptions, and leading post-closing transition and onboarding of new assets. Prepare and present asset-level reporting, valuation input, and business plan updates to ownership. Property Operations Exemplary customer service and tenant relations. Develop cooperative relationships with vendors to obtain best pricing and quality service. Prepare detailed annual operating and capital budgets; manage performance to budget and explain variances. Identify and resolve operational issues, maintenance needs, tenant concerns, leasing, client relations, and new client onboarding, promptly and effectively. Collection of rent in a professional and timely manner ensures a healthy balance sheet. Proactive, consistent efforts to collect rent and determine any uncollectible balance will ensure that the business plan is being executed. Enforce lease agreements, handle lease violations, and coordinate eviction processes when necessary. Generate ancillary income through events, or other avenues to maximize the use of property attributes. Oversee capital expenditures at the property level, including scope development, bidding, and selection and oversight of all third-party vendors. Review, code, and approve property-level invoices, and coordinate with centralized accounting on payment and disbursement of funds. Provide weekly, monthly, quarterly and/or annual reporting to ownership. Examples include: property status reports, financial and operational reports and capex and marketing plans. Market Presence & Regional Representation Serve as the firm's first retail employee in Dallas and establish the day-to-day operation and administration of the new Dallas office. Represent ownership on the ground across the Texas portfolio and surrounding markets, conducting regular property inspections and maintaining an active on-site presence. Work in close partnership with the centralized main office functions, including accounting, lease administration, contract administration, and legal, to ensure property-level execution is consistent with the firm's standards. CAM administration and reconciliations, lease abstraction, contract execution, and legal matters are handled centrally; this role supplies the property-level information those teams require and acts on their output. Assist in the recruitment, onboarding, and mentoring of future Dallas-based team members as the retail platform scales in the market. Qualifications Bachelor\'s degree in Business Administration, Finance, Real Estate, Accounting, or related field; coupled with 7+ years of retail property management experience, including asset-level responsibility. Demonstrated ownership of property financial performance, including business plan execution, budgeting, and variance reporting. Strong quantitative and analytical skills. Knowledge of GAAP, leasing, contracts and industry-related terminology. Proven ability to work independently and exercise sound judgment in a satellite office environment with limited on-site supervision.
