Responsibilities Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections of the property, correct any unsafe practice or situation, and train all maintenance staff in safe handling of chemicals, supplies and equipment. Participate in department or regional meetings and community events; lead safety and department meetings with staff members. Coordinate with vendors and contractors for installation, maintenance and repair work. Maintain the department budget; ensure all projects and scheduling fall within budgetary guidelines. Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors, and inspect the work of vendors for quality and conformance to specifications and cost requirements. Purchase and order maintenance supplies, materials and appliances efficiently and cost‑effectively; maintain appropriate inventory levels. Ensure service requests, make‑readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards. Update all assigned service requests using Yardi Mobile until assignment is completed and closed. Assist in troubleshooting and training maintenance staff on various trade items (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) to assess functioning and recommend repair or replacement. Qualifications Minimum of 5 years of related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced level of experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications preferred. Effective communication skills with management, partners, subordinates, vendors and residents. Expertise with small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair. Basic computer skills (mobile device and PC). May require a valid license for this role. Must be available for on‑call work, emergency calls, and off‑hour or overtime work as required. Must be able to lift up to 50 lbs.
