HVAC Commercial Technician U.S. Facilities, Inc., a consolidated facility management services firm, is seeking a HVAC Technician to support the operations in Ronler Acres, OR. This role demands advanced expertise in responding to work orders, troubleshooting, and providing preventive maintenance on facility systems within a large industrial environment, including clean rooms. The ideal candidate must be self‑motivated and exhibit strong organizational and time‑management skills to excel in this position. Job Description Conduct periodic general preventative maintenance on mechanical, electrical, HVAC and plumbing systems, including normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, belts, coil cleaning, etc.) and periodic testing of the equipment. Experience in diagnosing, repairing, maintenance, installation of HVAC systems, controls and duct work including plumbing systems. Familiarity with the BMS. Clean and prepare equipment for inspection; make periodic inspections of all mechanical and electrical equipment and systems as established by the facility operational procedures; repair or replace broken or worn machinery parts. Oversight and coordination of lighting repairs, adjust timers, and correct deficiencies. Oversight and monitoring of roof equipment, including providing roof access to vendors/contractors. Monitor fire life safety equipment and review maintenance logs. Must comply with the work‑order system to interpret work orders, perform the requested work, and complete work orders as instructed. Maintain operating logs on all equipment; record and report all faults, deficiencies, and other unusual occurrences. Perform all duties in a safe manner, follow all safety procedures, and maintain a clean work area. Comply with all company policies and procedures and adhere to company standards. Must be a team player committed to working in a quality environment. Willingly perform other miscellaneous job‑related duties as requested. Minimum Requirements High school diploma or demonstrated equivalent. Troubleshoots and repairs electrical (24V‑480V) and PLC control systems; troubleshoots hydraulic and pneumatic systems. 5+ years of experience in facility maintenance, critical industrial/commercial HVAC, CRAC, air handler, and VRF systems. Available to work weekends and off‑shift. Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher. Additional Information Qualified applicants who are offered a position must pass a pre‑employment background check and substance abuse test. This position may require a valid Driver's License. This position does not include sponsorship for U.S. work authorization. This position will require the ability to obtain a security access badge at our client's location. Physical Requirements Some tasks will require repetitive wrist movement. Some tasks will require the ability to walk extensively throughout facilities during a workday. Requires the ability to climb extension ladders, roof ladders, step‑ladders, and stairs as needed during a workday. Requires flexibility to bend, stoop, squat, kneel, reach, stretch, and move in a 90‑degree fashion during the workday. Requires ability to read and understand information in a variety of documents or displayed on a computer screen. Requires ability to use various office equipment and operate a computer keyboard to access databases, send/receive messages, and prepare documents. Requires ability to attend meetings throughout the site and potentially travel to other U.S. Facilities, Inc., customer and/or vendor locations in the area, as well as some air travel to more distant locations. Requires ability to communicate with others on the telephone and in one‑on‑one or group discussions, meetings, and presentations. Demonstrated fluency in computer use, including the full office suite. Requires ability to lift 50 lbs. Requires ability to interact with all clients in a professional and friendly manner despite periods of stress. Special Requirements Wear composite toe safety shoes, safety glasses, gloves, hard hats, and other personal protective equipment as needed. Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.
