Property Manager

Our client is seeking a Multifamily Property Manager to oversee the day-to-day operations of a single residential community, which may include multiple buildings. This role has full onsite responsibility for financial performance, leasing activity, maintenance operations, administrative oversight, and resident experience. The Property Manager will lead onsite staff, coordinate vendors, and partner closely with regional leadership to ensure the community operates efficiently, remains well maintained, and meets occupancy and financial goals. This role offers a base salary with bonus eligibility, aligned to community performance and operational results. Responsibilities: Oversee the total onsite operation of the residential community, ensuring high standards across financial, leasing, maintenance, and administrative functions. Ensure rent is collected, posted, and deposited accurately and on time; monitor delinquencies and support collection efforts as needed. Develop, input, and manage the annual operating budget; review monthly budget-to-actual results and report variances. Approve invoices and purchase orders, ensuring services are completed satisfactorily and expenses align with budget expectations. Obtain and review vendor bids for repairs, refurbishments, and capital improvements. Lead and supervise onsite staff, including leasing and maintenance teams; provide coaching, oversight, and performance management. Oversee all leasing operations, ensuring policies, procedures, and Fair Housing requirements are consistently followed. Support leasing strategy, pricing execution, and marketing efforts to drive occupancy, renewals, and resident retention. Prepare and submit required operational and occupancy reports to regional leadership. Coordinate maintenance operations, including work order response, unit turns, preventative maintenance, and contractor scheduling. Conduct regular community and building inspections to ensure cleanliness, safety, and curb appeal standards are met. Review vacant units prior to move-in to confirm readiness and quality standards. Manage resident communication and address concerns or issues in a professional, solutions-focused manner. Maintain accurate records, including resident files, maintenance documentation, inspections, and correspondence. Ensure compliance with company policies, local regulations, and Fair Housing laws. Assist with operational transitions, due diligence, or special projects as assigned. Qualifications: Bachelor’s degree preferred but not required. Experience in multifamily or residential property management preferred. Demonstrated experience managing and supervising onsite staff required. Strong understanding of residential leasing, maintenance coordination, and vendor management preferred. Experience managing budgets, invoices, and operating expenses. Familiarity with property management systems preferred (Yardi, AppFolio, or similar platforms a plus). Strong organizational, communication, and problem-solving skills. Resident-focused, proactive, and comfortable managing multiple priorities. Reliable transportation required.
