THE ROLE 

The Maintenance Technician III serves as a senior technical subject-matter expert who supports the availability, reliability, and integrity of Gotham Greens facilities, greenhouse systems, production equipment, and critical infrastructure. This position rapidly troubleshoots complex equipment failures, performs root-cause analysis, restores equipment to service, and supports preventive and corrective maintenance, vendor quality reviews, technical projects, and emergency repairs. The Maintenance Technician III also provides professional technical guidance and mentorship to junior technicians while maintaining strong employee-safety, food-safety, quality, and documentation standards. 

WHAT YOU’LL DO 

Advanced Equipment Maintenance and Repair 

• Maintain and troubleshoot all assigned electrical and mechanical components of automated greenhouse and production equipment. 
• Diagnose and repair conveyors, labelers, irrigation systems, fan systems, and other critical facility or production infrastructure. 
• Repair or replace adjustable and wear components, including belts, chains, cables, hoses, bearings, and pulleys. 
• Clean, lubricate, adjust, and calibrate equipment in accordance with procedures, manufacturer guidance, and specifications. 
• Use expert knowledge of hand tools, powered tools, test equipment, and commercial maintenance equipment to complete precise and safe work. 
• Verify equipment operation, guarding, safety devices, quality impact, and work-area condition before returning equipment to service. 

Controls, Electrical, and Critical Systems 

• Troubleshoot programmable logic controller programs, components, input and output devices, and communication modules within assigned qualifications and authorization. 
• Diagnose complex issues involving photo eyes, sensors, limit switches, transducers, networks, and related automated-control components. 
• Troubleshoot power-distribution systems, lighting systems, transformers, and wiring up to 480-volt three-phase service within assigned qualifications and authorization. 
• Support the installation of electrical drops, outlets, lighting, and related components in accordance with applicable codes, permits, company requirements, and assigned authorization. 
• Apply advanced working knowledge of automated-system logic, conveyance, commercial electrical, plumbing, pneumatic, and HVACR systems. 
• Use schematics, blueprints, wiring diagrams, control logic, equipment manuals, software, work history, and appropriate test equipment to identify failures and restore operation. 

Reliability, Root Cause, and Emergency Response 

• Rapidly troubleshoot critical equipment failures, establish safe work conditions, and restore equipment to service while protecting employees, products, and operations. 
• Perform and document technical root-cause analysis for significant or recurring failures and implement or recommend corrective actions that reduce recurrence and downtime. 
• Develop work plans with Maintenance leadership and colleagues for the safe emergency repair of critical assets. 
• Identify abnormal conditions and emerging failure risks through preventive, predictive, and condition-based maintenance activities. 
• Recommend updates to preventive-maintenance tasks, frequencies, procedures, technical controls, and critical spare-parts strategies based on equipment condition and work history. 
• Accurately document labor hours, reported conditions, findings, root causes, actions taken, preventive and corrective maintenance, parts used, downtime, testing, and related inventory transactions in the assigned maintenance-management or CMMS system. 
• Communicate equipment status, operational impact, repair plans, resource needs, estimated completion, and unresolved risks promptly to Maintenance leadership and affected teams. 

Vendor, Project, and Fabrication Support 

• Assess vendor- and contractor-completed projects for workmanship, function, safety, sanitation, documentation, and conformance with the approved scope, and promptly report deficiencies. 
• Provide technical support for equipment installations, commissioning, upgrades, shutdown work, and assigned maintenance or facility projects. 
• Coordinate technical work with approved vendors or contractors and verify completion with Maintenance leadership and affected site partners. 
• Use technical knowledge and experience to design and fabricate safe, maintainable solutions that improve facility or equipment performance, with required leadership approval and documentation. 
• Support project turnover by confirming required testing, training, manuals, drawings, spare parts, asset records, and preventive-maintenance requirements are complete. 

Employee and Food Safety Compliance 

• Follow the facility GMPs. 
• Execute daily processes that enforce food safety protocols and maintain compliance. 
• Follow applicable lockout/tagout, arc-flash, confined-space, electrical, fall-protection, personal protective equipment, hot-work, OSHA General Industry, and company safety requirements while maintaining equipment. 
• Identify potential safety hazards, correct them when trained and authorized to do so, and promptly report or escalate unresolved hazards. 
• Safely use ladders, lifts, catwalks, rooftops, fall-protection systems, and other elevated work areas in accordance with training and site requirements. 
• Protect products, food-contact areas, and production environments from contamination during maintenance work and follow required tool, part, lubricant, fabrication, and cleanup controls. 
• Support job-hazard reviews and safe-work planning for complex, energized, elevated, confined-space, or otherwise nonroutine maintenance activities. 

Technical Mentorship and Operational Support 

• Serve as a technical subject-matter resource for assigned equipment, controls, electrical systems, infrastructure, and maintenance practices. 
• Provide professional technical guidance, hands-on training, and mentorship to junior Maintenance Technicians without formal supervisory authority. 
• Share troubleshooting methods, equipment knowledge, safe work practices, and lessons learned that improve team capability and repair consistency. 
• Coordinate maintenance activities with operators and site teams to reduce avoidable disruption and confirm equipment is ready for production. 
• Help maintain accurate spare-parts inventory and identify critical components, obsolescence risks, and replenishment needs. 
• Maintain the cleanliness, organization, and readiness of maintenance areas, parts-storage areas, equipment, and the facility. 
• Work effectively in greenhouse, production, warehouse, cooler, rooftop, mechanical, and other variable environmental conditions and temperatures. 
• Perform duties as directed by leadership and provide advanced operational support as required. 

WHO YOU ARE 

MINIMUM QUALIFICATIONS 

• At least seven years of progressively responsible facility, industrial, manufacturing, mechanical, or equipment-maintenance experience. 
• Advanced technical background in applicable HVACR, commercial electrical, controls, plumbing, mechanical, pneumatic, conveyance, and automated-equipment systems. 
• Strong experience troubleshooting and diagnosing programmable logic controller systems, field devices, communications, and automated-system logic. 
• Experience safely troubleshooting power-distribution systems, lighting systems, transformers, and wiring up to 480-volt three-phase service within applicable qualifications and authorization. 
• Ability to read and interpret schematics, blueprints, wiring diagrams, control logic, procedures, work instructions, and equipment manuals. 
• Strong computer proficiency and willingness to use maintenance, controls, documentation, analysis, and other assigned technology. 
• Expert working knowledge of hand tools, powered tools, test equipment, and commercial maintenance equipment. 
• Ability to work safely from ladders, lifts, catwalks, rooftops, and other elevated positions and use required fall protection. 
• Ability to work in greenhouse, production, warehouse, cooler, rooftop, mechanical, and other variable environmental conditions and temperatures. 
• Ability to lift and move up to 50 pounds and stand, walk, climb, bend, kneel, or reach for extended periods as required by the work. 
• Availability to work varying schedules and provide weekend, holiday, off-shift, emergency, or on-call support when business needs require. 
• Technical school, trade school, or engineering coursework is preferred. 
• Applicable licenses or certifications in HVACR, electrical, plumbing, building construction, OSHA, or related maintenance disciplines are preferred. 
• Experience in a greenhouse, food-production, food-safety, or other regulated operating environment is preferred. 
• Valid authorization to work in the United States. 

Knowledge, Skills And Abilities 

• Expert mechanical, electrical, controls, and general maintenance aptitude. 
• Ability to troubleshoot complex and intermittent failures systematically, perform technical root-cause analysis, and implement sustainable corrective actions. 
• Ability to calibrate equipment and diagnose PLC programs, field devices, communications, and integrated automated systems within assigned authorization. 
• Ability to follow and model lockout/tagout, arc-flash, confined-space, fall-protection, personal protective equipment, food-safety, and other required safety procedures. 
• Ability to use maintenance-management or CMMS systems and operating data to document work, evaluate failure history, improve maintenance plans, and manage parts requirements. 
• Ability to develop safe emergency repair plans, prioritize critical work, and communicate equipment status, root causes, operational risks, and resource needs clearly. 
• Ability to evaluate vendor work and support effective installation, commissioning, testing, and project turnover. 
• Ability to design and fabricate practical solutions while maintaining safety, code, sanitation, quality, and documentation requirements. 
• Ability to provide credible technical guidance, training, and mentorship while collaborating effectively across functions. 
• High attention to detail and commitment to equipment reliability, facility cleanliness, organization, and production readiness.
