The Commercial Construction Project Manager is responsible for developing, coordinating, implementing, and managing all parts necessary to execute the construction process. The Project Manager provides leadership to the construction team and serves as a liaison between the Field Superintendent, Owner, design team, and subcontractors. Responsibilities: Must have experience working for a commercial general contractor Payment requisitions Contract review, management, and enforcement Change orders, RFIs, and PCOs Oversee submittal and shop drawing submissions Document and oversee contractor scope compliance Conduct progress meetings Visit project sites weekly at a minimum Qualifications: Bachelor’s degree or higher in construction management and/or a construction related field. Relative experience will be considered in lieu of education. Minimum of five (5) years of commercial construction project management experience Ability to understand and accurately interpret construction documents (drawings, specifications, contracts/general conditions) Detail oriented Ability to perform in a fast paced, changing environment Capable of working independently with little supervision and to lead a project team Professional verbal, writing, and presentation skills The Preconstruction Project Manager is responsible for leading the overall management of all preconstruction projects both awarded and seeking from proposal throughout contract awards. Responsibilities: Prepare agendas, develop and maintain master project tracking/bidding list Review RFP/RFQ scopes to determine if a project is desirable, develop project winning strategy based off RFP/RFQ requirements, and identify any potential project risks Assist in the selection, contracting process and oversight of consultants and construction teams as necessary for each project Lead and assist the writeup and review of technical proposals Evaluate and determine project general conditions Must have experience with bidding process including developing bid scopes, writing detailed instructions to bidders, bid solicitation, and evaluating contractor proposals Perform critical analysis of subcontract bid proposals to ensure full coverage of proposed project scope of work and work with estimating to account for missing scopes of work in the bid Conduct in-depth reviews and analysis of all project or contract documents to gain complete understanding of all project details and requirements Oversee the preconstruction portion of each project as they are being conducted to ensure that the work is performed according to outlined specifications, and conforms with project schedule Complete feasibility studies, budget reviews, constructability reviews, value engineering, and maintain up to date labor and material costs Must be prepared to participate and lead presentation to ownership teams regarding project proposals, costs, and budgets Engage with current and potential clients to identify upcoming projects, jurisdictional construction forecasting, and preferred contractor requirements Effectively and smoothly transfer awarded projects to project management and support any potential buyout Work collaboratively with preconstruction department on all preconstruction projects Develop and maintain relationships with construction trade partners including owners, A/E firms, subcontractors and project owners Attend networking events such as subcontractor meet and greets, trade shows, charity events as required Qualifications: Degree in Construction Management or related A/E/C field Minimum of 5 years of commercial construction project management experience Ability to read, understand, and interpret construction drawings Excellent time management, leadership, organizational, and communication skills Must be highly detail oriented Must be able to work well within a deadline driven environment and be willing to work evenings and/or weekends if needed to complete projects Must have a valid driver’s license with less than 2 points and be able to travel as needed. Architectural background a plus The Assistant Project Manager assists in the running, management, and coordination of every aspect of the construction project from the time the successful bid contract is awarded through final completion and final payment. Responsibilities: Read and interpret all construction documents Initiate and maintain communication with client, architects, engineers, and subcontractors. Assist in management of project schedule Participate in weekly progress meetings Assist with change orders, RFIs, and PCOs Review subcontractor and vendor invoices Help prepare and review payment requisitions Prepare all project closeout documentation information Assist in the preparation of quarterly budget reports Qualifications: Bachelor’s degree or higher in construction management and/or a construction related field. Relative experience will be considered in lieu of education. Ability to understand and accurately interpret construction documents (drawings, specifications, contracts/general conditions) Detail oriented Ability to perform in a fast paced, changing environment Capable of working independently with little supervision and to work on a project team Professional verbal, writing, and presentation skills The Commercial Construction Superintendent is responsible for managing the day to day activities of the construction site including direction of subcontractors and vendors, schedule compliance, adherence to project plans and specifications, quality control, and safety monitoring. Responsibilities: Read and interpret construction plans and specifications Ensure all work is completed in compliance with project drawings and specifications Maintain and update a current set of working drawings and specifications on site including posting RFIs and other approved changes to project drawings Write and request RFIs Work with the project team to identify and resolve project challenges Keep project daily logs Monitor project progress in accordance with the project schedule and take actions to avoid or make up project delays Propose schedule management ideas to the Project Manager to make sure job is completed on or ahead of schedule Coordinate and manage subcontractors and vendors on site Coordinate field labor schedules Use computer to correspond with Project Managers, administrative staff, and others via email and other various systems Facilitate and attend meetings that are relevant to the successful completion of the job (e.g., progress meetings, zoning meetings, or MOSH/OSHA) Analyze material needs and purchase any necessary job site supplies Teach and monitor job site safety procedures and requirements Oversee the completion of punch lists Manage the inspection process and work to secure Certificate of Occupancy at end of project Qualifications: 5 Years of commercial construction experience required. K-12 experience is highly desired. Must have valid driver’s license Knowledge of building construction processes and procedures Thorough knowledge of primary and specialty trade services performed on a GC project OSHA 30 and CPR/First Aid certified Ability to work under pressure and meet deadlines Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar Ability to understand and follow directions Ability to work with minimal supervision Ability to effectively manage time, multi-task, and stay organized Ability to communicate with others outside the organization and represent the organization to customers, the public, and other external sources Ability to provide accurate information to supervisors, coworkers, and clients in a timely manner The Assistant Superintendent supports the Project Superintendent, Project Manager, and subcontractors in the field and ensures communication of the most current set of project drawings including addenda and RFIs. The Assistant Superintendent manages onsite construction resources and serves as a liaison between the field and the office. The Project Engineer will manage onsite construction resources and serve as a liaison between the field and the office. Responsibilities: Read and interpret construction plans and specifications Use onsite digital plan room to facilitate real-time, cloud-based collaboration by managing access, marking-up, editing and hyperlinking construction documents using Bluebeam. Assist in the building process on site Assist in schedule sequencing, tracking, and updating Manage submittal process including mock-ups and closeout documents/requirements Assist with job progression documentation (2 week look ahead) Prep RFIs, COs, PCOs Responsible for material tracking and on-time delivery assurance Preparation of meeting minutes, agendas, etc. Assist project managers with preconstruction processes Conduct weekly jobsite safety reviews and hazard analysis Act in place of Superintendent when necessary Punch list management Qualifications: Bachelor’s degree in A/E/C field. Relative experience will be considered in lieu of education. LEED AP certification is highly desired but not required. Proficiency in Bluebeam is highly desired. Must have excellent written, verbal, and computer skills. Must be detail oriented, well organized, and able to prioritize duties to meet assigned deadlines. Must be a team player and assist the project teams with work when they are busy. Able to communicate clearly and effectively. Possess resourcefulness and ability to track down information quickly and accurately. Must be a self-starter with the ability to work effectively with minimal supervision. Must be able to work well within a deadline driven environment and be willing to work evenings and/or weekends if needed to complete projects. Must have a valid driver’s license with less than 2 points and be able to travel as needed. The Commercial Construction Estimator is responsible for managing the day-to-day project needs for hard bids, preconstruction, and budget pricing, while multi-tasking and prioritizing project tasks. Responsibilities: Read and interpret construction drawings and specifications Perform quantity takeoffs from drawings and specifications Produce cost estimates for competitive bids, construction budgets, and design build projects Prepare and assemble all required documents for bid submission Develop trade scopes of work and ensure completeness of estimate/bid Review and compare all subcontractor bids for accuracy and best price submissions Maintain, foster, and develop subcontractor, design team, and owner relationships Lead and attend bid prep meetings to ensure complete scope and trade coverages Lead project buy-out process and material sourcing Write and compile RFI’s to clarify questions relating to bids Research and identify potential job opportunities Utilize existing historical cost data and unit prices to evaluate estimates Identify value engineering opportunities Negotiate scopes and award contracts Attend pre-bid meetings Attend networking/construction events and represent company in a courteous and professional manner Qualifications: Minimum of 5 years of commercial construction estimating experience required Must have experience estimating projects ranging from $5 Million up to $100 Million or between Must have excellent written, verbal, and computer skills Must be detail-oriented, well organized, a team player, and able to prioritize duties to meet assigned deadlines Able to communicate clearly and effectively Excellent analytical skills and attention to detail Possess resourcefulness and ability to track down information quickly and accurately Must be a self-starter with the ability to work effectively with minimal supervision Must be able to work well within a deadline driven environment and be willing to work evenings and/or weekends if needed to complete projects Must have a valid driver’s license with less than 2 points and be able to travel as needed The Junior Estimator works under the Chief Estimator to coordinate bid coverage and solicit subcontractor pricing. Responsibilities: Solicits contractors for bids using bid software, phone calls, and email Complete material and quantity take-offs Request project drawings and specifications from A/E firms as needed Attend project pre-bids Assist with bid document control by making bid labels, filing bids, and archiving bid data Acts as bid runner as needed Able to develop and maintain relationships with subcontractors Create, review, and request information relating to bids Issue drawings, specifications, and project addenda to trade contractors Supports senior estimators as instructed Attend networking events as required Qualifications: High School diploma or GED Ability to read and interpret construction drawings and specifications High efficiency with MSFT Excel, Bluebeam, and Estimating Software Must have excellent written, verbal, and computer skills Must be detail-oriented, well organized, a team player, and able to prioritize duties to meet assigned deadlines Able to communicate clearly and effectively Excellent analytical skills and attention to detail Possess resourcefulness and ability to track down information quickly and accurately Must be a self-starter with the ability to work effectively with minimum supervision Must be able to work well within a deadline driven environment and be willing to work evenings and/or weekends if needed to complete projects Must have a valid driver’s license with less than 2 points and be able to travel as needed The Carpenter is responsible for constructing, erecting, installing, and repairing structures and fixtures of wood, plywood, and wall board, using carpenter’s hand tools and power tools. Responsibilities: Study specifications, blueprints, and sketches to prepare project layout and determine dimensions and materials required Measure and mark cutting lines on materials using a ruler, pencil, or chalk Shape or cut materials to specified measurements using hand tools, machines, or power saws Install structures or fixtures such as windows, frames, trim, hardware, or casework Works with, but not limited to, tools such as hammers, power saws, nail guns, and power drills Anchor and brace forms and other structures in place, using but not limited to, nails and bolts Erect forms, frameworks, scaffolds, hoists, roof supports, or chutes Loading, unloading, and stockpiling materials Qualifications: High school diploma or GED preferred Minimum one year of experience in construction industry preferred Ability to communicate orally and in writing Ability to understand and follow instructions Ability to work independently after receiving instructions/guidance from supervisor Ability to use construction tools and ability to learn proper use of equipment Ability to follow safety guidelines Ability to travel to various job sites as needed Physical Demands: Ability to sit or walk for extended periods of time Ability to bend and twist body to adjust to work space Ability to lift up to 50 pounds Ability to work in varying environmental conditions such as extreme heat or cold and loud noise Hours of Work: Schedule is set from 7:00 am to 3:30 pm, Monday through Friday. Due to the demands of the job, this schedule may need to be adjusted to maintain project schedule. Weekend work required at times. Dustin Construction hires Project Engineer Interns each summer.
