Maintenance Mechanic

Community Access was founded in 1974 to provide housing and support for people being discharged from psychiatric institutions. Today, we are one of the leading providers of supportive and affordable housing in New York City, and the originators of an integrated housing model which has become a best practice nationally: affordable housing where families live alongside people living with mental health concerns. Our staff work daily to support thousands of New Yorkers through supportive and affordable housing, peer-driven residential crisis support programs, training, advocacy, supported education, mobile treatment and other healing-focused services.

Position Overview

Under the supervision of the Area Superintendent, the Maintenance Mechanic assists with maintaining agency apartments and facilities as needed and directed by the Area Superintendent. Assistance includes cleaning, disinfection, trash removal and other building maintenance tasks, as well as minor repair in the areas of masonry, carpentry, electrical, plumbing, painting and overall maintenance of residential building systems.

Key Performance Indicators

All key performance indicators below are expected to be met fully.

  • Maintenance Work Orders:
    1. Life-threatening/emergency: 24 hours
    2. High priority: 5 days
    3. Medium priority: 14 days
    4. Low priority: 30 days
    5. Preventative: 30 days
  • Apartment Turnovers:
    1. Studio: 7-12 days
    2. 1-bedroom: 8-13 days
    3. 2-bedroom: 9-14 days
    4. 3-bedroom: 10-15 days
    5. Additional services (deep clean, flooring, cabinetry):
      • +14 days for 1 service
      • +28 days for 2 services
      • +42 days for 3 services
  • Facilities/Property Management Joint KPIs:
    1. Rent collection: 95%
    2. Vacancies: 5% or less
    3. Lease renewals: 100%
    4. Annual certification: 100%
    5. Semi-annual apartment inspections: 95% or greater
  • Performance Evaluations:
    1. Excellent: 95% - 100%
    2. Good: 90% - 94%
    3. Needs improvement: 85% - 89%
    4. Poor: Below 85%

  • Ability to work independently and as part of a team.
