Project Overview Work on this project: Elliott – 262 units. Existing office to multi‑family conversion of a 5‑story concrete building (original construction 1918 with an extension in 1924, and a recent steel addition at level 5). Amenity spaces include a water‑view clubhouse, a gym and co‑working lounge. The ground floor will be converted to a parking garage. The work includes replacement of all existing windows to preserve the original building aesthetic. What you'll do Manage project buyout and contract negotiations Manage the budget and job cost forecasting Be responsible for meeting financial, budget, and forecasting objectives and requirements and report to senior management on the same Monitor construction schedule, track, and monitor construction progress through site reports Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications Ensure project costs are aligned with approved budgets, and review and approve contractor invoices and change order requests Lead project to timely completion, to scope and budget projections and obtain a certificate of occupancy Function as a positive, proactive liaison between multiple onsite teams, third‑party groups, and corporate office departments, supporting effective and productive communication between all stakeholders About you Others consider you a natural leader, and you’re able to seamlessly switch between managing a team and interacting effectively with senior executives. Bachelor’s degree in Architecture, Civil Engineering, or related field 6‑8+ years’ experience in Construction or related field 5‑7+ years’ experience in Multi‑Family Construction Project Management 5‑7+ years’ experience managing others Experience in wrap & podium construction a must Demonstrate technical expertise and experience that make you well‑suited to manage these specific risks Extensive computer knowledge (Windows) and working knowledge of construction and project management, Microsoft Project OSHA 30‑hour Certification; issued within the past three years, and current First Aid & CPR training certificate Must be able to pass a drug screen after a conditional offer of employment is made Health & Safety With our extensive safety training program in place, safety at Carmel Partners is by choice, not by chance. We require that applicants be authorized to work in the U.S.A. Compensation and Benefits Base compensation range: $140k to $160k . Total compensation also includes a bonus incentive in addition to the base salary.
