Onsite Luxury Condominium Manager

RGR Property Management is seeking a professional property manager for a luxury condominium property located in Beacon Hill, Massachusetts. Candidates must have at least three years of experience as a property manager for a luxury condominium building. Please do not apply if you don't meet this requirement. Job Description Property Management Oversee the day-to-day operations of a luxury 220 Unit Condominium Building in Beacon Hill Project a consistent image that complements the community's lifestyle in appearance, performance, and service orientation. Oversee concierge staff and ensure packages, deliveries and building visitors are properly managed. Ensure the rules and regulations of the property are adhered to by the residents. Maintain good public relations and interact with residents, unit owners, board members and co-workers in a positive, respectful, and professional manner at all times. Operational Oversight Oversee facilities manager and work closely to coordinate vendors for maintenance needs. Manage and oversee building maintenance staff and ensure the property is clean and well maintained. Perform regular inspections of the building common areas and grounds to ensure all maintenance and cleanliness needs are being met. Oversee building security systems, processes, and procedures. Arrange for and obtain bids for landscaping, exterminators, and upcoming construction projects. Coordinate resident move-ins and move-outs. Administer renovation application process and coordinate individual unit renovations with owners. Maintain accurate records including, but not limited to pet records, rental units and leases, parking records, storage records, and other relevant documentation as needed. Investigate resident disturbances, violations and/or complaints to resolve problems in accordance with the Rules and Regulations of the property. Work with the association’s attorney for any related legal items. Maintain regular correspondence with the residents. Board Engagement Attend board meetings, present management reports, proposals, and status of current and future projects. Plan and attend the Annual Meeting. Present management report and coordinate Board of Trustees election. In partnership with the Board of Trustees, leverage the property’s Reserve Study for strategic planning and budgeting. Process and maintain accurate accounts payables for the property. Review monthly financials and budget variances with the board of trustees. Prepare the annual budget for approval by the board. Assist with insurance claims as they arise. RGR Team Responsibilities Attend Monday Morning Huddle at 8:15am on Mondays with all RGR staff Attend Weekly Meetings at 11:30am on Wednesdays with all RGR staff Available to participate in RGR’s after-hours emergency on-call rotation roughly one week per quarter.
