Position is for a Junior Construction Manager with Thomas Constructors. A General Contractor in the Nashville, TN and Huntsville, AL Markets.

Field responsibilities

  • Help run daily site operations alongside the Superintendent, or step in as acting Superintendent on smaller projects
  • Run subcontractor coordination meetings and set the daily and weekly work plans
  • Write daily reports covering manpower, weather, work completed, deliveries, inspections, delays and visitors
  • Track progress against the schedule and flag delays, conflicts and productivity problems early
  • Run layout and field verification, and check field conditions against drawings and specs
  • Catch conflicts in the field and turn them into RFIs with photos, sketches and the background needed
  • Keep the jobsite set of drawings current with the latest ASIs, RFIs, bulletins and revisions
  • Inspect work in place for quality, and track deficiencies and rework through completion
  • Coordinate and attend inspections by local authorities, third-party testers and special inspectors
  • Enforce the company safety program: daily walks, toolbox talks, pre-task plans and incident reporting
  • Schedule and receive deliveries, and check materials against approved submittals
  • Track and document extra work, T&M tickets and changed conditions as they happen
  • Take progress photos and keep the photo log current
  • Help with punch lists, closeout inspections and turnover to the owner

Office and project management

  • Attend the weekly project team meeting with the PM to review schedule, budget, RFIs, submittals and changes
  • Help prepare and manage RFIs and keep the RFI log current
  • Review submittals and shop drawings against the contract documents before they go to the design team
  • Help prepare change order proposals (COPs) by collecting pricing, quantities, sub quotes and backup
  • Review subcontractor pay applications against work actually in place
  • Help update the project schedule, including 3-week lookaheads and updates to the master schedule
  • Help with buyout and scope reviews for subcontractors and suppliers
  • Keep project records organized: meeting minutes, logs, correspondence and procurement tracking
  • Feed field knowledge into estimates for upcoming bids, including constructability, sequencing, logistics and general conditions
  • Help put together closeout documents: O&Ms, warranties, as-builts and attic stock

Cross-training and growth

  • Learn the full project lifecycle, from preconstruction and buyout through closeout
  • Build working knowledge of company systems for cost tracking, scheduling, document control and estimating
  • Serve as the main link between field and office so both sides have accurate, current information
  • Fill in for Superintendents or PMs during PTO, heavy workloads or project transitions
  • Expect to move toward a Superintendent or Project Manager role, depending on strengths and interest

Preconstruction (as needed)

  • Help the estimating team review drawings and specs for constructability, scope gaps and conflicts
  • Do site visits on upcoming bids and record existing conditions, access, utilities and logistics problems
  • Help build scope sheets and bid packages for subcontractors
  • Help do quantity takeoffs and level subcontractor bids
  • Write site logistics plans: laydown areas, crane and equipment placement, staging, parking and site access
  • Help build preliminary schedules, phasing plans and general conditions estimates
  • Point out long-lead items and early procurement needs before the project starts
  • Help develop value engineering options with backup on cost and schedule impact
  • Write bid clarifications, exclusions and assumptions based on field experience
  • Attend pre-bid meetings, owner and design team meetings, and preconstruction kickoffs as needed

Qualifications

  • 2+ years of commercial construction experience in a field engineer, project engineer or assistant superintendent role
  • Bachelor's degree in Construction Management, Engineering or a related field preferred; equivalent field experience considered
  • Able to read and interpret construction drawings and specifications across all trades
  • Working knowledge of scheduling software (MS Project) and project management platforms (Procore)
  • Familiarity with takeoff and estimating software (Bluebeam, PlanSwift or similar) a plus
  • OSHA 30 preferred
  • Strong written communication for daily reports, RFIs and correspondence
  • Comfortable splitting time between the jobsite and office
  • Organized, self-directed and comfortable working with owners, architects, subcontractors and inspectors
  • Must been a good communicator
  • Must be willing to be trained/mentored for a period of time
  • Strong leadership qualities
  • Strong negotiation skills
  • Deadline and detail-oriented
