Facilities Maintenance Technician IIIThe job duties and responsibilities of the position of Facilities Maintenance Technician III include, but are not limited to: responsible for maintaining the company's buildings, grounds, and equipment in a well maintained functional condition. Performs a variety of skilled and unskilled maintenance activities to maintain the condition and appearance of buildings and grounds in accordance with established standards. Under limited supervision, ensures that maintenance practices are in compliance with company requirements. This position will monitor outside contractors or vendors for various services.The job duties and responsibilities of the position of Facilities Maintenance Tech III include, but are not limited to:Monitors contractor performance, works closely with outside vendors and contractors to ensure work is completed according to set specificationsAssists with maintaining building securityPerforms basic electrical work and determines when an electrician is requiredPerforms basic plumbing work and determines when a plumber is requiredTransports goods or equipment as assignedResponsible for alerting the Facility Manager of any unusual occurrence and/or damage that have taken place or that may occurCarry cell phone as required for on-call maintenance during shiftSchedule and complete the "Preventative Maintenance Program"Performs immediate cleaning duties necessary to maintain clean facilityPerforms other maintenance duties as assigned by the Facilities ManagerPerforms basic carpentry, painting and plasteringPerforms basic general mechanical maintenance (e.g. heating, ventilating, air conditioning)Perform periodic checks of agricultural well and domestic water systemsPerform all work in accordance with established safety proceduresAssure safety standards are used which comply with all company, local, city, state and federal guidelinesEnsure compliance of all work related activities in a fair, ethical, and consistent mannerComplete payroll time sheets and mileage reimbursement and submit to supervisor as determinedMaintain a professional courteous manner with all residents, vendors, and fellow employeesMaintain inventory controls for cost effective operationsAll other responsibilities as assignedCompetencies and QualificationsMust have a valid NYS Drivers LicenseSelf-starter and team playerMust be organized and provide deliverables in support of project plansUnderstand and follow oral and written instructionsAbility to prioritize and manage multi-functional tasksGeneral knowledge of safetySome mechanical skills and experienceAbility to work effectively under pressure, and against strict time constraintsAbility to use standard powered and non-powered toolsMust be able to travel to various work-site locations on demandMust be comfortable and able to work on a ladder of up to 20 feetMust be able to work independently without direct supervisionThis Company is an Equal Employment Opportunity Agency and will give all qualified applicants consideration for employment without regard to race, color, religion, gender, national origin, disability status, protected veteran status, or any other characteristic protected by law.
