This role plays a critical part in underwriting deals, assessing financial feasibility, and supporting strategic decision-making through detailed financial modeling and market analysis. This individual will partner closely with acquisition and disposition specialists, and leadership to ensure disciplined, data-driven investment decisions.Build and maintain complex financial models (Excel-based) for acquisitions, developments, redevelopments, leases and dispositions.Analyze IRR, NPV, equity multiples, cash-on-cash returns, and sensitivity scenarios.Perform scenario and risk analysis to assess downside exposure.Support site selection and acquisition strategy through financial and market evaluation.Review appraisals, broker opinions of value, and third-party reports.Prepare investment memorandums and executive summaries for internal approval and presentations.Track and compare projected actual performance post-acquisition.Support refinancing and disposition analysis.Understand the business unit(s) and the operating systems that support them.Manage complex projects independently that typically cross multiple business units, divisions or states.Use discretion and independent judgement in daily decisions.May be required to cross train and perform other duties.Supervisory ResponsibilitiesNoneQualificationsEssential Qualities for SuccessAt least 5 years of financial analyst experience OR equivalent combination of experience and education is acceptable.Bachelor's degree in finance or accounting or related field required.Demonstrated ability to achieve desired results.Strong problem-solving and partnership skills.Advanced financial analysis skills combined with insight into the nuances of the real estate segment.Experience in preparing data sets, statistical reports and computer applications to support financial analysis work.Strong understanding of financial statement and financial reports.Advance proficiency in MS Office, most notably Excel.Ability to participate in our online applicant and new hire onboarding process.Physical RequirementsAbility to maintain a seated or standing position for extended durations.Capability to lift 15 pounds periodically.
