Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized Unit Count: 617 Schedule: Monday‑Friday; 9am‑6pm (subject to change depending on business needs) Requirements: 1‑2 years of maintenance supervision experience required. High Rise experience preferred. Yardi, CRM and Happy Property experience preferred. Housing Discount: This position is eligible for a 40% housing discount. Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repair and maintenance and capital projects. Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible. Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance. Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, and responding sensitively to complaints about maintenance services. BASIC KNOWLEDGE & QUALIFICATIONS High school diploma, GED, or related experience and training. Experience in property management maintenance, other building maintenance, or related trade. Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices. Ability to apply principles of logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills. Ability to read, write, and communicate effectively. Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred. Mathematical skills for reviewing and completing financial, administrative, and legal documents. SPECIALIZED SKILLS EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system. All certifications as required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. TRAVEL / PHYSICAL DEMANDS Capable of standing, walking, sitting, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas. Works inside and outside in all weather conditions. May require lifting weights up to 25 pounds independently and 50 pounds with assistance. Local routine travel may be required for meetings, training programs, or other business purposes. Flexible work schedule, including call during evenings, weekends, and holidays. Compensation Pay range: $45.00 – $47.00 per hour (San Diego, CA). Additional Compensation Corporate Positions: Eligible to participate in quarterly or annual bonus programs based on performance. On‑site Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
