Floating Maintenance Specialist Job Responsibilities
- Fill in for open maintenance positions within the assigned portfolio.
- Performs maintenance tasks such as unit turns and work orders within the assigned portfolio.
- Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
- Maintains grounds and professional appearance of the property.
- Assists with the management of vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service for the assigned portfolio.
- Maintains an adequate inventory of supplies.
- Manages tasks within budget or seeks approval for necessary work that is over budget.
- Emergency on-call is required as part of the position.
- Performs all reasonable duties as outlined by supervisor.
- Strives to exceed residents’ expectations for excellent customer service.
- Contributes to a positive team culture and happy resident base.
- Prior maintenance experience is required, maintenance experience in multi-family property management is strongly preferred
- High organizational skills
- Experience with warranty work
- Strong communication skills
- High level of attention to detail
- Ability to complete punch walks and follow up with construction
- REAC and other government physical inspec ons experience preferred.
- Great presentation and interaction with clients and residents required
- Excellent customer service skills required
- Experience with leading and supervising a team preferred
- Prior experience working with a budget is strongly preferred
- Experience with Yardi preferred
- Ability to respond to after-hours emergencies, as needed
- Must have a valid driver's license and automobile insurance coverage
