Vice President of Operations

A prominent national real estate development firmis seeking a Vice President of Operations to lead a premier portfolio of luxury and mixed-income residential communities across the Midwest. This executive leadership role offers the opportunity to drive portfolio performance, develop high-performing teams, and shape the resident experience across some of the region's most prominent multifamily assets. Who You Are You have 10+ years of progressive property management experience, including 5+ years in senior leadership Bachelor's degree required; CPM, ARM, or MBA preferred Proven success leading multi-property, multi-market residential portfolios with full P&L responsibility Strong expertise in luxury multifamily operations, financial management, leasing strategy, and asset performance Deep knowledge of Fair Housing, EEO, and residential property regulations Experienced building and developing high-performing leadership teams Proficient with Yardi, RealPage, or similar property management systems What You'll Do Lead operational strategy and financial performance for a Midwest multifamily portfolio, driving NOI growth and occupancy Oversee Regional Managers and General Managers while fostering leadership development and operational excellence Direct budgeting, forecasting, capital planning, revenue management, and portfolio reporting Partner with leasing, marketing, development, and asset management teams to optimize property performance Champion exceptional resident experiences through consistent service standards and brand execution Oversee maintenance operations, capital projects, regulatory compliance, risk management, and vendor performance Support acquisitions, new developments, lease-ups, and other strategic portfolio initiatives What Success Looks Like Portfolio performance exceeds financial, occupancy, and NOI objectives Regional leadership teams are engaged, accountable, and consistently deliver operational excellence Luxury communities maintain exceptional resident satisfaction and brand standards Capital projects, compliance initiatives, and operational priorities are executed efficiently across the portfolio Executive leadership views you as a trusted partner who drives long‑term growth and continuous improvement Salary Range: $200,000 – 250,000 annually, based on experience Location: Chicago, IL – Fully on site, with regular travel throughout the Midwest Gainor is committed to the principle of equal employment opportunity for all employees and to providing employees with a work environment free of discrimination and harassment.
