As a Maintenance Technician III, you will play a key role in maintaining our apartment community through repairs, preventative maintenance, apartment turns, and resident service requests. Compensation & Schedule Pay: 24.00-25.00 per hour, plus benefits (based on experience) Schedule: Monday-Friday, 8:00 AM-5:00 PM Participation in an on-call rotation as needed Key Responsibilities Respond to resident service requests promptly and professionally while delivering exceptional customer service. Perform preventative maintenance, routine inspections, and apartment turns to ensure the community remains safe, clean, and well-maintained. Troubleshoot, diagnose, and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues. Complete all maintenance work in compliance with company policies, safety standards, and industry best practices. Maintain a clean, attractive, and welcoming environment for residents and guests. Participate in an on-call rotation and respond to emergency maintenance requests as needed. Collaborate with the property management team to ensure operational excellence and resident satisfaction. Plan, prioritize, and coordinate maintenance activities to maximize efficiency and meet deadlines. Lead by example while promoting a culture of safety, accountability, teamwork, and quality workmanship. Assist with training, mentoring, and developing maintenance and grounds team members to support their professional growth. Maintain positive working relationships with residents, vendors, and team members through strong communication and professionalism. Stay organized, manage multiple priorities effectively, and consistently deliver high-quality work and an exceptional resident experience. Strong understanding of apartment community operations and property management maintenance practices . Technologically proficient with the ability to use maintenance software, mobile devices, and web-based applications. True "jack-of-all-trades" with hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, and general maintenance . Extensive knowledge of HVAC systems , plumbing, electrical systems, appliance troubleshooting, carpentry, and building maintenance. Proven ability to diagnose, troubleshoot, and resolve maintenance issues independently . Experience completing apartment turns (make-readies), preventative maintenance, building inspections, and resident service requests . Strong knowledge of workplace safety procedures , OSHA standards, and maintenance best practices. Basic computer skills with the ability to navigate property management and work order systems. Excellent customer service, communication, and organizational skills. Self-motivated with the ability to work independently, prioritize tasks, and manage multiple projects effectively. Willingness and ability to participate in an on-call rotation and respond to emergency maintenance requests as needed. Valid driver's license, reliable transportation, and current automobile insurance required.
