The Apartment Maintenance Supervisor oversees all maintenance operations for a residential apartment community in Columbus, ensuring safe, well-maintained, and attractive buildings and grounds. This role combines hands-on repair work with leadership responsibilities, including supervising a small maintenance team, coordinating vendors, and partnering closely with the community manager to deliver a high-quality living experience for residents.

Responsibilities:

• Supervise, train, and assist Maintenance Technicians at levels I, II, and III, providing guidance, support, and oversight to ensure high-quality work.
• Diagnose and repair major building systems, including carpentry, electrical, plumbing, HVAC, appliances, and mechanical components.
• Oversee and assist with the timely completion of apartment unit turns to prepare homes for new residents.
• Manage and assist with the completion of maintenance work orders, ensuring issues are resolved accurately and efficiently.
• Plan, manage, and/or assist with preventative maintenance programs to extend the life of building systems and equipment.
• Conduct regular inspections of common areas, grounds, and apartment units to identify and address maintenance concerns and safety hazards.
• Ensure compliance with OSHA, EPA, and company property policies, maintaining a safe working and living environment.
• Maintain and strengthen vendor relationships, coordinating external contractors and service providers as needed.
• Assist with budget planning for maintenance operations and capital projects, providing input on costs, materials, and long-term needs.
• Ensure the property's curb appeal by overseeing landscaping, snow removal, trash cleanup, and general groundskeeping.
• Monitor and manage inventory of maintenance supplies, tools, and equipment to support efficient operations.
• Respond to service calls and participate in a rotating on-call schedule to address after-hours maintenance emergencies.
• Perform additional duties as needed to support overall business operations and resident satisfaction.

Essential Skills:

• At least 2 years of apartment maintenance experience, including hands-on work in a residential or multifamily setting.
• Proficiency in plumbing, including diagnosing and repairing leaks, clogs, and fixture issues.
• Experience with electrical work, such as troubleshooting circuits, lighting, and minor electrical repairs.
• Strong carpentry skills for repairs and maintenance of doors, trim, cabinets, and other structural elements.
• HVAC experience, including basic troubleshooting, maintenance, and repair of heating and cooling systems.
• Ability to perform painting and drywall repair to maintain unit and common area appearance.
• Bckgd in building and mechanical maintenance, including preventive maintenance practices.
• Demonstrated troubleshooting skills across multiple building systems and components.
• Familiarity with lighting systems, including installation, repair, and maintenance.
• Experience in apartment or building maintenance supervision or lead responsibilities, with the ability to delegate tasks and oversee work quality.
• Basic hand tools required to perform daily maintenance tasks effectively.

Additional Skills & Qualifications:

• Experience coordinating and managing vendors and contractors for specialized maintenance and repair work.
• Knowledge of OSHA and EPA regulations related to building maintenance and safety.
• Ability to assist with maintenance and capital project budgeting, including estimating costs and planning materials.
• Experience with preventive maintenance scheduling and documentation.
• Strong communication skills to work effectively with maintenance staff, property leadership, and residents.
• Organizational skills to prioritize work orders, unit turns, inspections, and ongoing projects.
• Comfort with responding to after-hours maintenance issues as part of a rotating on-call schedule.
• Reliability and initiative to perform additional duties as needed to support property operations.

Work Environment:

The role is based on-site at apartment buildings in Columbus, focusing on the maintenance of residential units, common areas, and grounds. The standard schedule is Monday through Friday from 8:00 a.m. to 5:00 p.m., with participation in a rotating on-call schedule approximately every four weeks to handle after-hours emergencies. Work involves both indoor and outdoor tasks, including unit maintenance, building system repairs, groundskeeping, landscaping, and snow removal. You regularly use basic hand tools and a variety of maintenance equipment to perform plumbing, electrical, carpentry, HVAC, painting, drywall, mechanical, and lighting work. The environment is hands-on and active, requiring movement throughout the property and the ability to work in different weather conditions as needed.

Job Type & Location:

This is a Permanent position based out of Columbus, OH.

Pay and Benefits:

The pay range for this position is $49920.00 - $49920.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
